High Plains strives to create buildings that endure through thoughtful understanding of our clients' needs and awareness of the surrounding landscape. While based in Montana, our team has lived, worked and studied across the country (as well as abroad), from the East Coast to Chicago to the San Francisco Bay Area, and throughout the Greater Yellowstone region. Architecture
Drawing upon decades of experience, High Plains Architects works on projects ranging from residential to commercial, from civic and educational to industrial. Our capability ranges from individual residential to multi-family and mixed-use, multi-story structures. We have designed educational facilities, as well as banks, offices, restaurants, retail spaces, grocery stores, hardware stores, fitness centers, breweries, theaters, and recreation facilities. We are always excited to discuss project ideas with our clients, which is why we offer free consultations to all new clients. Sustainable Design
No matter what type of building we are designing, High Plains has consistently put its sustainable design values into practice, resulting in projects that are unsurpassed in the region in energy efficiency, water efficiency, use of salvaged and other green materials, and through the use of renewable energy sources. We are responsible for designing three of the four LEED Platinum buildings in Billings, with six more LEED Platinum buildings currently in design and development. If sustainability is a goal for your project, or you simply want to learn more, we are always interested in discussing sustainability during our consultations. Historic Rehabilitation and Preservation
Additionally, High Plains is well versed in the varied demands of historic preservation and historically sensitive design. Historic preservation work is challenging; however, we have demonstrated our knowledge and expertise in this field with six adaptive reuse and historic renovation projects successfully listed on the National Register of Historic Places, all of which were tax credit projects. But, we haven't stopped there; we have two more on the way. What's more, we're always excited to talk with you about your preservation and historic revitalization projects. Urban Renewal
High Plains has a passion for developing healthy, livable, walkable, vibrant neighborhoods and communities. We have worked on many significant rehabilitation projects in the downtown Billings area, which have contributed considerably to the overall revitalization of downtown. This has been accomplished by preserving buildings with historic character, infusing new life and energy into them, all while increasing their performance. Our expertise also includes project development, feasibility studies, master plans, and even assisting with a successful National Historic District nomination.

This past Saturday, our president Ed Gulick co-organized and co-led the Great Downtown Bike Roll with Kristi Drake of Billings TrailNet. The event educated 75-100 residents of all ages on how to use the new two-way protected bikeways in downtown Billings. We’re proud to support initiatives that make our city safer and more bike-friendly!

We’re excited to celebrate John Sanford's major career milestone of becoming a licensed architect!

Since joining High Plains Architects in 2021, John has led and supported a range of feasibility studies, master planning efforts, and residential designs across rural Montana. With a Master of Architecture and a Bachelor of Arts in Environmental Design from Montana State University, John applies a human-centered mindset to every project. From downtown master planning for communities like Ekalaka and Havre to residential design for rural Montana, he strives to create spaces that honor heritage, foster connections, and enable long-term resilience.

We are honored to see our work on the Borden’s Hotel in Whitehall, MT highlighted by the State Historic Preservation Office. This project is a prime example of how Historic Tax Credits (HTCs) can be leveraged to transform a long-vacant building into a thriving mixed-use development, boosting both community vitality and economic growth.

Our team has extensive expertise in the design and ex*****on of HTC projects, guiding clients through every step of the process—from application to rehabilitation. If you’re considering a project with historic potential, we are here to help you maximize its value and bring it back to life.

The identity of a community is inextricably linked to the historic buildings where people live, play, and work. The State Historic Preservation Office (SHPO) helps communities unlock the potential of historic places through programs like Historic Tax Credits (HTC).

Historic Tax Credits help capitalize substantial building rehabilitation projects that can boost property values, attract new businesses, and enlarge the tax base. SHPO facilitates federal and state historic preservation tax credit applications for income-producing properties listed in the National Register. Staff specializing in historic architecture also provide advice on historic building rehabilitation and maintenance.

We were honored to receive the Outstanding Historic Preservation Stewardship Award for our work on the One Health Lewistown project, recognized at the 2025 Montana Historic Preservation Awards hosted by the Montana Historical Society.

The award was presented by Lieutenant Governor Kirsten Juras on May 16 at the Myrna Loy Center in Helena. We share this recognition with our incredible partners—Kent Doughty of One Health and Heather McMilin of Homeword—whose vision and dedication made this project possible.

The Urban Frontier House in Billings, Montana, is a forward-thinking prototype that reimagines residential design. With no traditional mechanical heating or cooling system, no gas connection, and no reliance on city water or sewer infrastructure, the home is designed to be low-maintenance, energy-positive, and self-sustaining.

Located on a former greyfield site just seven blocks from downtown, the project demonstrates how high-performance design can be integrated into compact urban settings.
