Solstice Home Performance has served as the project manager of Phase I of another home performance project and I want to let you know the results.

This project was on one of the 400 or so homes built by the George Woodward Co. in the 1920s in Chestnut Hill, Mt. Airy and the surrounding areas. As Woodward liked to build, this home is ¼ of a 3 story quad building with architecturally attractive roof lines and complicated to insulate kneewall cavities, sloped ceilings, dormers and a flat roof.

This phase of the project used five contracting companies and includes air sealing and insulating the top of the house, rewiring the third floor, a new bathroom exhaust fan in the primary bath and a heat pump water heater.

Bob Layton and his team at R&L Electric made quick work of rewiring the third floor and provided additional lighting to the stairwell and better switching to operate lights around the home. John Simerowski and his team at Electrical Wizardry were extremely persistent in ensuring the bathroom exhaust fan would fit in the framing above the primary bath shower and venting it through the roof. Jerry and Victor and the team at the Patch Boys did a great job making insulation access holes in the flat and sloped ceilings and kneewalls and then patching them back up again so that you could not even tell that holes were made. Rob, Tommy and Cameron from MT Weatherization left Harrisburg at 6 in the morning, insulated the entire top of the house all day until 630 at night and then drove back to Harrisburg again. Steve Armstrong of Armstrong Associates installed the heat pump water heater.

The top of this home is now well insulated and the post improvements blower door test showed a 23% percent difference in air leakage.

Over my career I have energy audited and developed the scope of work on at least 25 different Woodward Homes and many other architecturally attractive and complicated to insulate homes. Solstice Home Performance https://www.solsticehomeperformance.com/ is very pleased to let you know about the completion of a recent Home Performance Project in Pottstown. On this home, we changed an existing Kitchen recirculation fan so that is now vented to the outside, installed two Panasonic Whisper Green Bath fans one of which will run all the time to provide fresh air, air sealed the home to 3.47 ACH50, insulated both attics, replaced the entire roof and installed a 5.2-Kilowatt Photovoltaic system. This was a comprehensive job that improves indoor air quality and makes the home one of the most energy efficient and sustainable homes in their neighborhood.

The Ventilation on this project cost $3300, Air Sealing and Insulation was $7400 minus an $1100 tax credit, the Roof was $16,500 and the Solar Panels were 19,500 minus a $5850 tax credit. Solstice Home Performance Fees were less than $1800 for managing the entire project.

The electric bill for this home for the next 25 years will be less than $25.00 per month. The ventilation improvements are a valuable investment in the health of the homeowners. The Air Sealing and Insulation measures will improve the home’s comfort and reduce the heating and air conditioning bills. The Roof replacement is a cost of home ownership that needs to be made every 20 to 30 years and should be planned for in conjunction with solar installations.

This home was built in 1999 and is very far along the home performance path to net zero because the homeowners made good choices on this project, it is not that old, and in the past 5 years the homeowners had already invested in a basement perimeter drain to keep it dry and a high efficiency HVAC system. In the future, when the gas water heater and Furnace reach the end of their expected lifespan, converting to a heat pump water heater and a heat pump are the logical next improvements.

Every home is on its own Home Performance Journey and may not be as far along the path as this home is. That’s ok. Solstice Home Performance would like to help you make your home as Comfortable, Healthy, Efficient, Affordable and Sustainable as is practical and possible.
