361 Manhattan Avenue: Greenbelt Brooklyn, New York 15,000 sqft This new mixed-use condominium building seeks to be sustainable in muliple contexts: 1. by reinvigorating the waning creative community of Williamsburg through the development of a community arts space http://www.cprnyc.org/ 2. As the first LEED Gold certified building in Brooklyn, we brought a commitment to environmental issues previously unseen in the area for a building of this scale. One commercial and eight residential condominiums were developed in association with our sister company Dwelling Research Corporation from site selection to financing to aquisition to programming, to design, to construction management. This gut renovation, addition and conversion transformed a 5-family brownstone into a 2-family townhouse in lower Harlem. Highly sustainable materials, techniques, appliances and equipment were used to fundamentally reconfigure the spaces and fully modernize the building services. A series of sectional voids cut through the existing structure seeks to unify the owners triplex as well as activate the traditional circulation zone of the townhouse typology into a functioning social space. The new addition on the rear of the building features colored concrete panels and an aluminum storefront bringing natural light into the living room and parlor level.
