Recent job out in east Austin. Client had an upstairs game room which he wanted to use as an office space. The game room was open space so walls and a door were needed to seal it off from the rest of the house for privacy.

Rustic beams add a touch of elegance to your home. Over the last few years, I’ve learned to take common construction lumber off the rack and transform them into 100 year old beams. It’s time consuming, and even a bit of a work out, but step by step, the decades of weathering start to come through and you end up with a piece of wood that looks like it’s from the civil war era.

Here we go! First things first! Do you know where your water main is and how to shut your water main off? Refer to a post I made earlier on this page and it will explain it in detail.
Get your spigots covered. Buy the good ones if you can afford it. If you waited too long and you haven’t put up your Christmas lights, don’t! Christmas lights are a great way to keep your outside spigots from freezing. Just wad them up, plug them in and hang them on the spigot. The covers are better, but if you’re in a pinch, this works.
Also, back in February of 2021, a lot of Exterior mounted Rhinnai type water heaters didn’t survive. Put some Christmas lights in the box, but make sure you keep them at the bottom and away from the flame. Don’t seal up the vents. It needs oxygen to operate.
Inside your house, drip faucets, open up the kitchen sink cabinet to get warm air in there.
Stock up on firewood if you have a fireplace.
Bring your pets inside!

I can’t tell you how many times I have repaired this common problem. I wish gutter installers would stop doing the install this way.
What you can’t see in the photos is the open ended gutter with no cap. Shingles and step flashing are meant to work with water running downhill. By leaving the ends uncapped, in a heavy rain, water will build up and be forced uphill and get under the shingle or behind the flashing. The better way is to cap the end and add a drop. I actually made our gutter installer come back and do it the proper way 13 years ago and there have been no problems.
My client in the photos now has soffit damage, fascia damage and decking damage..in just 2 years.
If you’re getting gutters tell them to cap it and drop it,..or you’ll be calling me to repair the damage.

Mastic is an amazing adhesive for wall tile. It is easily spreadable and very effective for holding the tile in place,..providing there is no load placed on it, either by a pulling pressure or a compression pressure. Backsplashes, wall tiles and accents are perfect for mastic.
Mastic is NOT used for floor tile. When doing floor tile, use a thinset product. On a pier and beam home with a flexible subfloor, use a modified thinset.
These floor tiles came up waaay too easily

Due to the high cost of living, as well as the fact that I have never raised my rates in the last 10 years, my new hourly rate will be $55 an hour. I resisted as long as I could.

Small repair job for one of my longtime clients, A.Hunter.
Gate post had water starting to creep in through the top end grain, (that’s where wood is most vulnerable to water), and ultimately rotted out the inside of the post.
Repaired post without pulling it by using a type of scarf joint. This one was called a “half lap“. Careful cutting, polyurethane glue and four good screws took care of it.
