We have been working late into the evenings putting in new flooring in the living/ dining, hallway, and two main floor bedrooms. While I don’t have fully finished rooms to show you tonight, I have a couple of teasers. Flipping is not for the faint of heart. It takes an amazing team, lots of long hours, and one very patient husband since it was just last Sunday when I said that I definitely wanted to pull out the flooring in these rooms that was in the house when we bought it. I wanted to new owners to know that we were working to make this a move in ready, really low maintenance house. Thankfully Tom trusts my visions for houses. More to be revealed tomorrow evening! We have been working on a flip for 3 weeks. It already had lots of work done, but needed some extra touches. I tried to put the pictures in before and after order so you can get an idea of the transformation. So thankful for Paradox Construction and several other great helpers who made the vision come together. The new renter/ future owners move in today. She picked out some of the lighting and the wallpaper. I used iron ore in the Emerald Satin and Duration in On the Rocks for the colors. The cabinets are from Builders Warehouse, the flat back laminate countertops are from Lowes, and the backsplash is from Home Depot.

With 2 extra days off due to a city wide boil order, I jumped into working on our basement. We are working to get rid of things we don’t use and donate or sell them, then get an imagination play space ready for our grands and a more relaxing environment (less stuff) for adults. Thanks to lots of encouragement and help carrying, sorting, cleaning, the painting and wallpapering are done, I will find some old pics to compare. I am loving this work in progress. Next will be the craft room!

To say we are exhausted is an understatement. Taking on two houses to redo during the school year when we are both working full time is a tad bit nuts, but with each other, our amazing friend Shawn, a team of wonderful trades people, and many of our kids, the houses are getting pretty close to done. Tried something new! In the flip/ rental house we are finishing I decided to paint the doors Iron Ore, a nearly black/ dark grey. These are original doors that were going to be replaced by the former owners with newer, more modern doors. The result of this color next to the white trim has turned out even better than expected! Try something unexpected in your remodeling!!

Whew!! We got so much done today, but let me tell you, I had so much more on my to do list. Here is one of my downfalls: I always have more on my to do lists than a human can accomplish in a day. I am not great at stopping and feeling accomplished even when a lot has been accomplished. I am working on that and seeking to find joy in the journey.

Sometimes as a house flipper you make a decision to go work on more vinyl flooring instead of going out for Valentine’s Day (we will do that this coming weekend). I am so thankful that we enjoy working together, that we build each other up, and encourage each other along. Bee kind to your Valentine and remember to love them through all projects!
