Adding a second story is the biggest structural change you can make to a home. It is not a framing project β€” it is a foundation and engineering project that adds living space above.

In Clairemont, La Mesa, and El Cajon, we see 1950s single-story homes where owners want bedrooms upstairs instead of losing yard. The existing foundation was built for one story. It is not ready for two.

Here is what a licensed second-story addition requires:

1. Soils report and structural engineering β€” existing footings must support the new load. Many do not. Underpinning is common.
2. Framing plan signed by a licensed civil engineer β€” shear walls, hold-downs, and roof tie-offs to current code.
3. Full permit set β€” plans, structural calcs, Title 24 energy. Plan check takes 4-8 weeks.
4. Rerouting of plumbing, electrical, and gas through opened walls.
5. Temporary shoring during roof demo.

The difference between a CSLB licensed contractor and an unlicensed builder on a second story is liability. If the structure fails, the unlicensed builder is gone. Insurance does not cover unpermitted work.
