Duncan Design LLC Duncan Design is an Aggie-owned custom home design firm in the Brazos Valley. I have been a designer since 2000.

Today I design residential homes for custom builders and clients in the Bryan/College Station area. The designs range from small weekend homes for Texas A&M Aggie Football to 8,000 square feet (heated) residences built out of town. It has always been fun to see where a preliminary design or idea ends up in the final build as I walk through the house at the end of the project. Since residential hou

This one reminded me of the Coastal Homes I visited in Florida many years ago with this back porch.
The Kitchen Island might look slightly different but I have seen this built in a house my father-in-law designed. It had excellent storage and great meal prep space.

Why do you work from home instead of having an office?
1. Less operation costs equal a better price I can pass on to the client.
2. Who would not rather work from home where the snacks are better, no one takes the last cup of coffee without remaking a pot and I can play my music loud when the wife is not on summer break from teaching?
3. My preferred meeting place is a coffee shop of the client's choosing. It is neutral grounds (no pun) to meet a client for creative design. Plus most of the coffee shops around here are small business also.
4. I take mental breaks by doing the laundry or other small tasks. A mentally lock up can be surpassed by doing a chore, which will please the wife, usually is the fuel for a solution for me.
5. My family, mother-in-law and Christians I fellowship with mean the world to me. If any one of them call with a need, I can pause what I am doing to go be of help. Traditional "work" hours seemed to never be common for me. Last major corporate job I enjoyed I woke up at 3:30 a.m., arrived at 4:20 a.m. due to international requirements and was leaving work at 5:30 p.m. Very non-typical.
6. Going along with that thought, having my design computer at home allows me to discuss plans whenever a need arises. Ever woke up in the middle of the night thinking you forgot something? 5 minutes later my mind is at ease.

I love my job.

No Floor Plan to share this week.
College Station added some features they would like to see on submitted Site Plans and it kept me busy. Ok, there was the mowing of my mother-in-law's lawn but that is life.

College Station added some extra details they are looking for in the Site Plans submitted with house plans.
I ...AM... already doing Site Plans, with the added criteria, for builders even if I am not the designer for the rest of the plan set.
Do not let the new criteria get in your way. Allow me to be the one who draws the Site Plan.

Bedroom #2 makes for a good Mother-In-Law Suite with potential to grow.
The designer in me sees where the curb appeal on this layout cane go several ways. Low roof Tuscany. Front Porch can reach for the sky with a sharper pitch to make it like what I keep seeing in Dallas. Gables with woodwork is always a nice appeal to the eye.
If I am blessed with the opportunity to sit down with a client on this plan, I see some layout options which would be interesting.
