What Has Pat’s Maintenance & Repair Been Up To This Week?

Busy. Really busy.

And honestly, that’s because of YOU.

Before I get into this week’s adventures, I want to say a sincere THANK YOU to everyone who has referred my business, tagged me in posts, shared my name with friends and family, and trusted me with your projects. As a small business owner, those recommendations mean everything, and I truly appreciate every single one of you.

Now for the fun part…

This week I transformed an aging concrete porch that had definitely seen better days. We’re talking poor condition, uneven surfaces, and even a hole in the bottom step! Instead of tearing everything out, I built right over the existing structure, creating a safer and more functional entryway. The new landing now sits level with the door, giving homeowners plenty of room to step out before navigating the stairs. It may sound like a small change, but it makes a huge difference in everyday use.

Since this is a lake house, we used treated lumber and slip-resistant composite decking. Because the only thing that should be falling into the lake is a fishing line—not the homeowner.

I also helped a local business leave the dark ages behind by replacing more than 60 light bulbs and installing several new ballasts.

Let’s just say their future is looking pretty bright.

Not every project is glamorous, but they’re all important. I installed all new toilet paper holders in the bathrooms of a newly constructed commercial building.

It’s one of those jobs nobody notices when it’s done right—but everyone notices when it’s missing.

Meanwhile, the small engine shop has been absolutely packed!

This week I repaired:
• 2 riding lawn mowers
• 1 string trimmer
•1 blower

One mower received a new starter, ignition switch, main circuit board, repairs to a damaged wiring harness, and a full tune-up. The owner told me it’s never run this well before.

I also completed several site visits and put together quotes for some exciting upcoming projects. I’ve got a few larger jobs scheduled over the next several weeks, and I can’t wait to share those transformations with all of you.

This week was another reminder that no two days in this business are ever the same

🔧 Job #1: Helped a landlord solve a cat-astrophe of a situation. A cat had moved into the cold air return duct and apparently decided it was both a condo AND a bathroom. Every time the furnace kicked on, so did the smell 🤢
I removed all the contaminated ductwork, cleaned and sealed the wood, and installed new duct panels. Sealing off the area the cat was gaining access! The house is now fresh, clean, and back to normal.

Job #2: Helped a homeowner battle a leaking basement window. Every heavy rain would turn the window well into a swimming pool and leak water into the basement. I dug the well down to the proper depth, installed drainage rock, extended the downspouts, removed old dirt and caulk, and resealed the window inside and out. Best part? It rained that same night and everything stayed dry!

Job #3: Diagnosed another John Deere lawn tractor with electrical issues. This one definitely kept me on my toes chasing wires and tracking down the problem, but we got it figured out. A few new parts and a fresh tune-up and it’ll be back out cutting grass in no time.

Job #4: Installed a customer’s brand-new dishwasher — and this thing was fancy! WiFi, remote access, notifications… apparently your dishwasher can text you now. We’re getting closer to the day appliances do the chores themselves. I’m thinking Rosie the robot from the Jetsons!

At the end of the day, I’m just incredibly thankful for the opportunity to help people. I truly have the best “job” because I get to make life a little easier for others while meeting some amazing people in our community.

Last night’s site visit included both the Safety Director and the Quality Assurance Officer.

Safety Director’s responsibilities:
• Making sure snacks are secured
• Supervising all parking lot activity
• Alerting me to suspicious squirrels

Quality Assurance Officer’s responsibilities:
• Inspecting every job site smell
• Verifying all belly rub standards are met
• Providing emotional support during paperwork

I’m happy to report the inspection was a success… although productivity may have dropped slightly after the “treat break.”

At Pat’s Maintenance & Repair, we take quality control very seriously around here.
I don’t normally bring them with me but when the customer is also family, I made an exception. As I’m sure most know when management is involved not a lot of work gets done 🤗🫢🤣

Pat’s Maintenance & Repair has been BUSY lately… and apparently I’ve decided sleep is optional. 😅

✔️ Installed a brand-new roof access panel in a drop ceiling✔️ Mowing season is officially here, and our rental properties are looking sharp again 🌱✔️ Wrapped up a LONG punch list of repairs at a rental home to get it move-in ready for new tenants 🛠️✔️ Finished rebuilding and delivering a zero-turn mower today — thing looks and runs like it just rolled off the showroom floor again 🚜🔥

AND… we’re currently working on a project for an awesome company in Monona. I’m excited to share it with everyone, but you’ll have to wait just a little longer for the reveal later this week. Trust me… it’s worth it. 👀

Last week I completed several dryer vent cleanings and had the opportunity to meet some really great people along the way.

One job in particular didn’t go quite as planned. The home had a flexible dryer vent that ran under the floor into a finished lower level. Over time, the vent had become clogged and had also come disconnected from the elbow coming up through the floor. What started as a routine cleaning turned into a bit of a troubleshooting project.

I had to make a few trips to the hardware store and spent extra time working through the issue, going in and out of the home while figuring out the best way to fix it properly. Throughout the entire process, the customer was incredibly patient, understanding, and easy to work with. That kind of support makes a big difference when you’re trying to solve an unexpected problem.

In the end, I was able to get everything reconnected, cleaned out, and working the way it should—getting them back to drying laundry safely and efficiently.

Experiences like this are a great reminder that even when you do everything right, things don’t always go according to plan. What matters most is how you respond, communicate, and follow through.

I’m grateful to work with customers who are supportive and understanding—it truly makes this work rewarding.

🔧 Another week in the life of Pat’s Maintenance & Repair… and let’s just say, my back has entered the chat 😅

Here’s what’s been going on:

🛠️ Installed a brand new drywall ceiling in a bathroom — turns out sanding overhead for days is a full workout program, and my back is angry.

🌪️ Helped a customer repair storm damage by replacing the brick mold around their garage door — getting things back in shape and looking right again.@

🔥 Replaced a faulty fan switch on a gas fireplace. Even if you don’t plan to use it, a bad switch is a real safety concern. If you’ve got loose or non-working outlets/switches, don’t ignore them — get them checked before they become a bigger issue.

❄️ Tuned up a snowblower and got it prepped for the off-season. Future-you will be very thankful when winter rolls back around.

🌱 Helped a customer who accidentally overfilled their lawn mower with oil — quick fix, and now it’s running like it should.

🚜 Picked up a Toro zero turn with steering issues — that’s next on the workbench this week!

Another week in the life of a guy who clearly doesn’t believe in sitting still 🔧

Got a Sunday night emergency call from a short-term rental — renter locked out thanks to a broken door handle. Nothing like a little adrenaline to wrap up the weekend. I hustled over, got the door open, and had a brand-new handle installed just over an hour after the call. Crisis averted, guest relieved, host happy. That’s how it’s supposed to go.

Installed a tankless water heater — because running out of hot water mid-shower is a great way to ruin someone’s day (and your reviews).

Removed an old natural gas line from a deck and installed a new shutoff valve. I’ll be back once the new deck is built to run a fresh line for the grill — because burgers don’t cook themselves 🍔

Tracked down a no-start issue on a Bobcat. You know the type… it almost works, just enough to make you question everything.

Got the power sickle up and running — and I’ll just say this: that machine deserves respect. One wrong move and it’s auditioning for a horror film.

Replaced transaxle seals on a big John Deere diesel lawn tractor — keeping the green machines earning their keep.

Also knocked out a few home inspections for a new client who just picked up his third rental property. Found some issues early (which is exactly the goal). Staying ahead of problems = saving money and keeping tenants happy. Smart investing.

Finished the week helping wrap up a brand-new garage — ran wiring, installed breakers, outlets, and lighting. Clean, safe, and ready for whatever comes next.

If it runs, leaks, sparks… or just flat-out refuses to cooperate — I’m your guy.

🚨 What’s Pat been up to this week?! 🚨

Let’s just say… if it has moving parts or leaks water, I’ve probably had my hands on it 😅
And speaking of water… WOW has it been soggy out there. Mother Nature, if you’re listening, we’re good for a bit — you can turn the faucet off anytime now!

🌱 Mower Madness
My garage currently looks like a small engine convention — mowers everywhere. I’ve even got a new one for me in the mix… a walk-behind sickle mower. Still waiting on parts, so for now it’s more of a “display piece” than a machine.
Oh — and there’s also a diesel lawn tractor in for a pretty serious transaxle repair. No big deal… just keeping things interesting 😆

🚰 Kitchen Faucet Save (Emergency Edition)
Late Monday night call for a faucet that decided it wanted to be a sprinkler system. Perfect timing, right?
I was able to remove the leaking faucet while the customer grabbed a replacement, and we had everything installed and working that same night. Crisis averted — no more indoor rainstorms 👍

🔥 Tankless Water Heater Upgrade
Swapped out an old water heater for a new tankless on-demand system — endless hot water and one very happy customer (and probably longer showers).
This one meant a little more to me. I found out an elderly woman in our community had been without hot water for quite some time. Being able to help her and get that taken care of… that’s what it’s all about.

🍂 Gutter Cleanup Duty
With all this rain, gutters have been working overtime… and let’s just say, some of them were looking more like flower boxes that gutters, 😅 Got those cleaned out and flowing the way they should be!

🛠️ Bigger Projects in the Works
Also spent some time putting together quotes for a few larger projects — including a new porch and stairs at a good friend’s lake house. Really looking forward to that one… it’s going to be a great project from start to finish.

⚡ Coming Up This Saturday
I’ll be wiring a brand new construction garage/workshop. Really looking forward to this one — nothing like bringing a fresh space to life!

Time for another edition of “What’s Pat been up to this week?”

It’s been a busy and rewarding week, and I truly appreciate all the continued support and referrals from this amazing community.

Here’s a quick recap of what we’ve been working on:
• Wrapped up repairs on a log splitter and got it back in action
• Completed a full tune-up on a riding lawn mower—it’s running like new (you might even say ka-chow)
• Resolved a kitchen sink leak at a rental property by disassembling the drains and properly resealing the flanges
• Responded to a garage door emergency where a broken spring left a vehicle stuck inside—after sourcing the correct parts, I was able to complete the repair and restore full operation

In that last case, the original recommendation was to replace the entire door system. Instead, I was able to repair it using the manufacturer’s original components—saving the customer a significant amount of money while still delivering a reliable, long-term solution.

At Pat’s Maintenance and Repair, my goal is simple: provide honest, professional, and dependable service at a fair price. I always work with your best interests—and your budget—in mind.

Another productive week at Pat’s Maintenance and Repair!

This week, we had the opportunity to assist a local business by taking measurements for new door seals and sweeps to improve efficiency and security. We also completed a kitchen faucet replacement, and it’s always rewarding to see how much our customers appreciate upgraded, properly functioning fixtures.

In addition, we repaired a storm door and have been busy servicing several lawn mowers—keeping everything running smoothly as we head into the warmer months. Those units will be ready to go back to their owners soon.

We’ve also connected with several homeowners to discuss upcoming projects and provide estimates. We’re looking forward to bringing some of those exciting plans to life in the near future.

To wrap up the week, we cleared and repaired clogged downspouts—just in time for spring rains. Proper drainage is key this time of year, so if your gutters or downspouts need attention, now is the perfect time to get ahead of it.
