3-Car Garage addition and turning the existing 2 car garage into livingspace. Falletta Masonry killed it, broke ground Tuesday, inspected Wednesday morning, poured footings Wednesday afternoon, block in Thursday, and ready for backfill and slab inspection by Friday afternoon!

This one was a big change, and the first step in an eventual add-a-level. The kitchen/living room wall wasn’t centered over the main girder in the basement. So the kitchen load bearing wall was moved 2’ to be centered and capable of supporting an add-a-level in the future. Changed the window layout and installed a slider, closed off one of the entrances to the kitchen, and expanded the other. This resulted in a large kitchen with more room for cabinets and countertops. Finished this one up with a window seat in the dining room and some builtins living room. These were some great finishing touches to this gem!!

Love this one, installed a steel flitch plate to span the 20’ without a post in the middle! Moved a pair of windows to be centered on the new table location, marble herringbone backsplash, brushed copper fixtures and wrapped the exposed beam in walnut to accent the light fixtures!! Top notch 😍

More detailed pics to come from this mud-room/home office addition to come…. This project had a ton of custom finish carpentry and built-ins, which is my favorite 👏. This was an awesome project for a childhood friend!!!

Before and slightly after the before!!! 800lb beam, 2 LVLs with 3/4” steel plate all bolted together. It makes for a 20’ span with NO post!!

It’s Deck Season!!! This was a huge deck, 12x32! Full Wolf PVC Decking, Wolf Vinyl railings, full PVC Drawer boxes, with lighted post caps and matching deck gate coming soon!!!

Laundry Room Renovation
This was a tricky project but turned out great! Small space to fit a laundry room, mud room, and mechanical room. Eliminated the water heater by switching to an on demand tankless system, reworked the gas piping, water lines, and trenched the concrete slab to cut into the sewer line and move the washer and dryer.

How it started and how it is now!!! This was a lot of fun and a huge transformation! Just waiting on a couple cabinets to come in to add a dry bar next to the mudroom door. Took this 2 car garage and den, turned it into a great room and added a mudroom and 3 car garage.

Outdoor Living Space
A simply overhang with some recessed LED lighting, fan, and a pine tongue and groove ceiling make this space feel like an extension of the inside. Just needs a TV and some screens for privacy 😂
