Michelle and I designed and built this outdoor kitchen in an unused, un-landscaped area of our client's backyard adjacent to their pool recently. We moved some sprinkler heads, poured a slab for this cantilevered covered grill station. We built the frame out of galvanized metal studs, sheathed it with concrete board and clad that with horizontal wood look ceramic tile. It's topped with a black leathered finish granite. The bi-level design accommodates a huge 4 burner grill with rotisserie that we plumbed with natural gas, 24" refrigerator, pullout trash can and drawer storage under a big Green Egg. Notice the detail Michelle added in her design of the granite extending between the 6"x6" cedar posts and the 1" reveal where the posts are integrated into the cabinet base.

Here's a kitchen Michelle and I recently remodeled. We removed the load bearing wall separating the kitchen and breakfast area and added two massive recessed beams to support the loft above, doubling the size of the kitchen. We trenched the slab, moved the plumbing and repoured. We rewired the whole kitchen, updating all of the electrical. As usual we custom built all of the cabinets ourselves. We also installed a whole house water filtration system hidden in a blind corner cabinet. New flooring, paint and countertops finished this one off. The homeowner recruited a family member to tile the backsplash at a later date.

The importance of proper pest control and maintenance of your house along with the importance of hiring the right professionals to help remediate and repair the termite damage is shown here in a series of photos.

We took this old fishing cabin down to studs and rebuilt it into a stunning vacation home around three years ago.

Since then, unbeknownst to anyone, termites decided they'd take up residence in a hard to reach area of the subfloor and surrounding floor joists. The damage they caused was unbelievable! However once they were discovered, we were happy to help our friends and longtime clients get rid of these pests, repair the extensive damage and leave the home as if it never happened!

This process was grueling. From the removal of brittle and completely decimated floor joists, subflooring, underlayment and finished flooring to the removal of tons of excess dirt under the house one 5 gallon bucket at a time.

Building it back with treated lumber, we re-leveled the pier and beam foundation and shored it up with additional piers and beams. We worked alongside a pest control company to treat the soil and foundation as we went.

Each layer of premium subfloor, moister barrier, underlayment and finish floor was treated.

With the removal of the swarm, the destroyed wood and the extra soil along with the whole house treatment including pesticides and application of termite prevention and decay fungus control and a plan going forward for consistent inspection and treatment we've given it our best shot to be rid of these unwanted guests for good!

Here's one Michelle and I recently finished. This was another old, rough fishing cabin around the corner by us on the lake. We took this one over from the insulation stage and started hanging sheetrock, tape, bed and texture. We then continued all the way through finishing it out including designing and building custom cabinets, installing trim, floors, paint, countertops and so on. These are some of the nicest folks we've ever worked for who have purchased this place for a relative to retire.

An unbelievable amount of preplanning went into this project. This isn't just a covered patio. This is a 10' x 20' exterior living space, completely independently supported from the home. Michelle and I purposefully designed this to be an extension of the home and not to seem like it was an added on pergola. It was designed to have recessed joinery all around for a super strong and clean look. Working meticulously with the homeowner throughout the process we worked very hard at giving them exactly what they wanted, even when that, as with a lot of projects, changed from day to day such as wanting no railing - to wanting minimal railing for an unobstructed view - to wanting a railing that is the focal point of the house. Multiple stair designs were submitted for choosing, all based on the clients detailed wish list, settling on a more ergonomical, 6 foot wide, low rise design to ease elderly folks' ascent. The framing is engineered in a way to fit between and in front of the original decorative "columns" on the front of the home, to match the existing roof lines and to seem as if we simply pulled the front of the home forward. All of this is again self supporting, resting on 6 piers and slabs with no weight at all of the addition being supported by the existing home. Beyond the extensive planning and communicating, this project was also built in mud, freezing rain and single digit windchills by only two folks, Michelle and myself, in just about 2 weeks. As per our usual, we paid special attention to saving the homeowner on every turn by minimizing waste, setting all returns aside and working as efficiently as possible. I mention some of these details because over the last 30 + years I've seen a lot of other peoples work. I've made a living correcting a lot of other's bad work. Even though we are lucky enough to have known these homeowners for years we did not give them any more or any less than we give all of our clients. It's not what's first thought of so you don't have to be naive to not know the following: Experience is not listed on the estimate or invoice. Thorough communication is not listed on the estimate or invoice. Mindfulness. Willingness. Initiative. Ingenuity. Etc. - None of these things are line items listed on your contractors estimate or invoice. These are invaluable traits that have all but disappeared in the world today, but are still provided on every job we do... for free. You can hire any contractor for your remodel or addition and many can essentially get the job done. But very, very few provide the type of service we do. Be like these good folks and choose wisely.

We've just about wrapped up this fun project in Sumner. Michelle and I had a great time with this remote little barndo remodel.

A vacation getaway on 30 rural acres overlooking a 3 acre pond, this little barndo just needed to be a bit bigger. Originally only half finished out and half used as a workshop, this house only had 1 bathroom and an open loft bedroom. It had only window units and a fireplace for heating and cooling. We demoed the old fireplace, added a complete variable speed central heat pump system, opened the old fireplace up to the original living room, turned the lower portion of the shop into a new large living space and made the upstairs portion of the old shop into a new master bedroom and en suite.

With foam insulation on the new side, additional blown in insulation on the existing side and changing to all new windows throughout it is now very energy efficient as well!

Next we are adding an exterior shower and bathroom and repainting the complete outside as well. Pics on that to come soon.

With phase II being a kitchen remodel and phase III a first floor third bedroom and bath we plan to enjoy ourselves here for a while!

We have a few more days left to finish this one but I just couldn't wait to share it. This project will be a bit difficult to explain and understand through the before and after photos due to such a massive amount of changes. Look for details in the photo descriptions.

We took a pantry, powder bath, hallway, master suite and office and created one massive 1200 square foot master suite with his and her closets divided by a hallway leading to the ensuite.

Some of the work involved moving a 5 ton AC unit from the hallway closet to the attic and reengineering the ductwork and returns, deleting all of the plumbing from the former corner master bath and cutting the slab in the old office and powder bath to install all new plumbing for the new master bath conversion. The old water heater that sat next to the AC was also deleted and a tankless electric was added. All new electrical and lighting was installed. The old wood burning stove was deleted and a new wall hanging electric fireplace with a custom built wood surround is on order to be installed on the brick wall we kept and wired accordingly.

The vanities and matching mirrors in the master and new powder bath were custom built in Mexico. Travertine tile and river rock line the master shower with a six way diverter to choose any combination of double shower heads, a rain shower and a handheld wand.

This master suite is larger than a lot of homes. This project was a ton of work for Michelle and I, taking us about 90 days in total to complete. Some other fun facts about this project: We hauled away 3 roll off dumpster loads of construction debris during this master suite remodel. The master bedroom alone is over 20' x 40'. The homeowner built the vanity lights for the master and we matched the stain to the vanities.

We've just about wrapped this one up. This client started by giving us a photo for inspiration which we used to transformed her bathroom into her own magazine worthy space.
We tore out the 90's bi-level sit at vanity and built a custom oak flush faced cabinet with additional storage, removed the old drop in whirlpool and added a deep stand alone tub. We demoed the outdated shower and built a new one with a quartzite bench and threshold to match the vanity. We removed the wallpaper and added texture. Floor to ceiling tile in the wet area is accented by a new dark ceramic floor. Along with newly added recessed fixtures we added a chandelier, four mirror sconces and even a plug in towel warmer. As always this remodel is top to bottom, inside and out new including plumbing, electrical and even insulation.

I get a lot of credit for these builds and remodels but in reality my wife Michelle has every bit as much to do with them as I do. When she's not buying, selling or managing real estate she is on the job with me, getting dirty and is literally doing everything that I do. And while my son Gavin has his own business now, I hire him to help on these jobs as well. Good help is damn near non existent anymore and I am damn lucky to have the team it takes to get these projects done.

We have been busy the last six months building 2 custom houses at the same time. This is one we just finished. It was built for a very sweet, single retired lady. I inherited this job from a contractor who only had "blue prints" drawn in pencil. He was fired before the project ever started. I subsequently took over and re drew the plans adding corrections. I drew the elevations from scratch and began construction. I pulled the permit on this job on 5/2/22 and the job passed final inspections today on 11/8/22. Almost 6 months to the day. We had several delays caused by others but all in all it went extremely well. We came in well under budget too.

The house is extremely well built as are all of our projects and includes foam attic insulation, dense pack exterior walls and even insulated interior walls for sound. We put in a wood burning/gas combo fireplace. All appliances are plumbed for gas or electric. We installed a tankless water heater as well. The master shower is curb less and measures 5' x 5' and includes multiple shower options. All ceilings are 9' tall with a vaulted living room. There is granite countertops throughout with undermount sinks. Outside we poured a new driveway, sidewalks and clad the house with 100% vinyl siding.

Besides designing and overseeing the whole process, we also did a lot of the work ourselves as usual including all of the custom cabinets, trim, doors, floors, tile and painting.
