Our latest ADU project is making great progress. About to complete the mechanical rough-ins, wrap up the frame punch, and order the combo inspection. The Stuctural Engineer has signed off on the framing, the roof is going on this week, we will be starting the exterior masonry, insulation, and hanging the drywall this month. We will post more photos as progress continues.

And Kim Valdyke, Director of Construction, Building Homes for Heroes, Inc. for trusting us to update and completely remodel this home, sight unseen, after it had essentially been sitting unoccupied for the last 6 years or so. It had been vandalized, the foundation had shifted, the AC system had failed, and the roof needed to be replaced. We put in all new cabinets, flooring, plumbing and electrical fixtures, new window blinds, we painted the exterior and the interior, put in all new appliances and a washer and dryer.
And we installed all new hardware throughout the house.
A job well done!

Visiting my son, daughter-in-law, and grandsons for several days. My seven year old grandson knows I am a builder. He “designs” a “4 room house” and presents me with the plan to build it. It is as good or better than some of the actual designs we have built over the years. We built it out of furniture, pillows, and blankets.

We have finally completed the improvements to the Candlelight Ranch “Glamping” spot. We finished the Bathhouse, the outdoor shower, and kitchen. We started this project last fall, it was a fill-in project, when we could get to it. The ranch is 25 miles from our office and to get there you drive out one of the hilliest, twistiest, roads around here, FM 1431 between Lago Vista and Marble Falls. One of the times we drove out there we were pulling a heavy load on a trailer and blew the turbo hose on the Ford truck we were driving. We made it down to the ranch but it was slow going. We patched up the blown hose with duct tape to make it back home.
At any rate this little spot out in the Texas Hill Country is pretty special.

We are wrapping up another whole house remodel in Sun City Texas.
This project converted the original floor plan into a totally open floor plan on one half of a duplex. Who knew there were duplexes in Sun City. I didn’t until we landed this project.
Very nice duplexes too!
We gutted the interior of this home, leaving only the drywall where we didn’t need access to the wall for plumbing or electrical. We re-did the kitchen, and both bathrooms.
New custom Cabinets and Base Boards. We changed out some but not all of the doors. We converted a small closet into a small wine bar. 🍷 We added linen storage in the hall bath. We installed new lighting throughout.
The entire living space got a fresh coat of paint.
The main feature on this project (once again) is the large island we installed in the kitchen. 11’x5’ a single slab of quartzite that tipped the scales at 1100 lbs! Beautiful. We installed KitchenAid Appliances including a gas cooktop, micro oven built-in combo, and a 42” built-in side by side refrigerator. It is taking forever to get it delivered but we should have it soon.
The flooring turned out spectacular!
Solid white oak hardwood throughout the entire living space, lightly stained.
The owner is estatic, and so are we.
He wanted “Las Vegas” chic. I don’t know what that is, but I’m pretty sure I have seen bathrooms in Las Vegas hotels that resemble the bathrooms we completed on this house. 🤔

Hung a shade sail this morning with a great view of Lake Austin.
Talk about “walking the plank”; We stuck two planks out into thin air, harnessed Nate, and 3 of us stood on one end of the planks while Nate went over the rail to attach the outside corners of the sail, which were out and up about 8’ with a 50’ drop off if he fell. We made sure he wouldn’t fall.
