I'd like to think that even a beginner DIY person would know to not install ceramic tile to a wood subfloor that has holes in it & isn't even level! šŸ˜¤ Demoed it all out up to the base cabinets, shored up the kitchen subfloor, new moisture barrier, 2 layers of OSB to build back up to existing floors for smooth tie in, leveled out the kitchen and the living room to have transitionless flow & installed new LVP, baseboard & shoe molding in both spaces.

Cut back over grown bushes for clean access, demoed the roof, electrical & the door wall. Installed proper header beam across the top of the door wall, new A-frame metal roof and strong double doors for a fieldhouse mower shed.

Demoed all gutters & downspouts, storm doors, shutters, railings, little side porch, exterior light & all bad wood. Made all carpentry repairs, installed new vinyl siding, vented soffit, furred out and wrapped all trim in aluminum trim coil, installed storm doors, new light, new railings, crawl space doors & hauled away all debris.

Previously enclosed side porch / laundry room conversion was poorly done many years ago & coming away from the house. Jacked it up, properly supported it with a new beam, replaced all the bad wood, removed unused exterior door & closed it off, removed & reinstalled existing water heater, sheetrock, new subfloor, new baseboard & gave it a proper foundation with an access door.

When the customer says they want a window to be right here and draws it out on the wall for you.....
