Three things that add real value to land, plus a couple more most folks miss.

1. Clearing land
Mulching or clearing a large area can add 1000 to 3000 dollars per acre. Buyers want to see the ground, not guess what is hiding in the brush.

2. Water of any type
Properties with water sell 20 percent faster.

3. Trails and general access
No road access can drop a property's worth by 30 to 80 percent. A good trail system adds value close to what clearing does, because buyers can actually get around the property instead of just looking at a map.

4. Fencing
A property with fencing already up gives buyers peace of mind, and peace of mind is worth money. It shows the land is usable now instead of something they have to invest in before they can run cattle or keep it contained.

5. Wildlife habitat and food plots
For hunting land, established food plots and habitat work can raise the value considerably, especially if it is already producing good deer sign or turkey activity. Buyers pay more for land that is already set up to hunt instead of land they have to build from scratch.
