🌙 THE CLUTCH CITY OVERNIGHT ADVANTAGE (VACANT HOMES)

I have a full-time job during the day, which means I operate as a true night
owl. I do my best exterior work when the Texas sun goes down and it's cool!
👉 FOR VACANT HOMES / FLIPS: To prevent any travel downtime, I stay on-site
overnight at the property. This allows me to work late and be right back at
it first thing in the morning without wasting precious daylight hours.
👉 ⚠️ NEIGHBOR WARNING: For exterior jobs, I will be working through the
night. Please warn any close neighbors ahead of time that there will be
active work happening on the exterior of the property overnight.

🎨 1-STORY EXTERIOR HOUSE PAINTING LABOR (ROLLER ONLY)

Skip the complex masking and spray overspray! I specialize in clean, fast,
roller-only applications for 1-story exteriors to maximize turnaround time.
• 🏡 Small 1-Story Home / Rental Unit: $1,200.00 Flat Rate
-> (Under 1,300 Sq. Ft. / Simple square layout)
• 🏰 Large 1-Story Home / Rental Unit: $1,800.00 Flat Rate
-> (1,300 to 2,200 Sq. Ft. / Extended floor plans or multiple peaks)
💰 BOOKING DEPOSIT: For huge large-home exterior projects, a 50% labor deposit
is required upfront to secure the weekend slot on my schedule.

🚨 EMERGENCY RENTAL DAMAGE REPAIRS (AVOID EVICTION)

Accidents happen, but busted walls or damaged doors can violate your lease
and trigger immediate eviction proceedings. I offer fast, discreet, evening
and Saturday service to repair tenant damage BEFORE your landlord or property
manager comes for an official walkthrough or inspection.
• Busted Drywall Patching & Spot Painting — I seamlessly patch up punched
holes, kicks, or doorknob holes and spot-paint the area to match the wall.
-> Labor: $75.00 Per Spot (Includes patch + spot roll-painting)
• Broken Interior Door Replacements — If a bedroom, bathroom, or closet door
was kicked in or broken off its hinges, I will cleanly hang a replacement.
-> Labor: $75.00 Per Door

• Post-Eviction Trash Outs & Deep Cleanouts — Total debris removal, floor
scrubbing, window tracking, and full unit sanitization.
-> Labor: $350.00 – $600.00 (Based on unit condition)
• Pre-Showing Floor Scrub & Clean — Quick deep clean for 1-story listings.
-> Labor: $150.00 – $250.00
• Appliance & Plumbing Labor — Fast, professional installation of client-supplied
garbage disposals, dishwashers, and complete toilet replacements.
-> Toilet Install: $175.00 | Dishwasher: $150.00 | Disposal: $125.00
• Light Fixtures & Electrical — Safe swapping of basic interior/exterior
light fixtures and modern kitchen vent hoods.
-> Light Fixture Swap: $95.00 | Vent Hoods: $115.00
• Hardware & Bathroom Maintenance — Replacing broken toilet handle mechanisms,
faulty fill valves, or worn flappers to stop leaking water bills.
-> Toilet Hardware: $45.00

⚠️ THE "WRONG PARTS" / TRIP FEE POLICY

To keep my labor rates highly competitive, clients must have all physical
parts, fixtures, doors, wall compound, or matching paint on-site for the appointment.
👉 Please send me a photo of your project/parts boxes before I head out!
👉 If I drive out to a location and the necessary materials are missing or
incorrect, a $50.00 Trip Fee will apply to cover travel and scheduling.
