This is a long post, but I find it necessary to do it.
Why hire a General Contractor like My Good Neighbor LLC?
Some people do tell me, "Your power washing or fence services cost more than the landscaper or this other guy", "The other painter charges less", "your dryer vent service is more than I anticipated" (which BTW is less than the DV specialized companies)
Besides making sure the jobs go smoothly with all the planning, constant coordination and supervision, the main reason why we charge more is because of the value we create for our customers and the certainty that whoever works at your home is a trusted person, knowledgeable and insured,
While I always try to work on solutions that fit the budget of my customers my response: "The landscaper doesn't pay business insurance, sometimes they don't even pay taxes (both federal and state) or simply he does not carry the same operating expense that our company has to offer guaranteed and insured solutions.
All of our subs and employee crews are covered by our company insurance for your peace of mind against any liability at your home, damage or omissions. A few customers have asked our crew members, if they could do the job directly (which they have reported to me) and while it might be cheaper in the short run, it might cause a problem for the customer if something goes wrong as well as it breaks the trust and the efforts we do to ensure we bring talent to your job, it's basically cheating on us who have the best interest in heart when doing work at your home.
Other times, the job involves bringing crews with different specialty and coordinate work between them, so ultimately the responsibility of everything going well is on the GC.
In the business of GC and construction, almost everybody subcontracts, to ensure quality work done by specialists (a roof is usually done by a crew paid in cash like 15% to 20% of the cost, that works for a crew broker who pays the taxes (next 30% of the cost) and that contracts with the parent company (50%-60%), a pool is built by many specialized sub crews who work under the supervision of the pool builder. My pool was built with 3 levels of subs, the overall tile and travertine sub hired a specialist on each of those, could I have gone myself and hire some people like them directly? Yes, but I would have to know them first, coordinate them and be responsible for their outcome or fix anything that goes wrong, that's what the general contractor is for.
This post is not to justify any price you might perceive as high but just to put things in perspective why sometimes the cheaper option is not always the best.
Thank you for trusting in our company and all our wonderful crews!
My Good Neighbor LLC.
