Did a mold eval yesterday and every ceiling in the house is hammered. This house has vaulted ceilings and absolutely no ventilation. Which inturn leads to condensating roof decking and mold that will eventually lead to surface mold. By then everything will in fact be molded. Poor ventilation is the number one reason for roof failure.
Mold needs four things to grow. Moisture, temperature, a food source and oxygen. Know what your house is made of? Everything your home is made of is a great sorce of that combination.
This house, my home. Has no overhang. It is one of the oddest things I've seen. The fix is under shingle venting and ridge vents. However, the ceilings will need to be dropped to preform a proper remediation of the mold and to remove the wet, molded insolation. Baffles and new insolation will have to be installed and then we wait for the weather to break.
On the up side, none of the exterior walls are insolated either so now a decision has to be made. Do we try to densely pack blown in insolation or do we just gut the house and start over? Its difficult to densely pack blown in but it can be done, it just makes a huge mess and leave hundreds of holes to repair, finish and paint. Now if we gut the house we can also update the wiring to a grounded system.
Decisions, Decisions.
Oh and then we go to the crawlspace and look how lovely this is. It'll have to be remediated as well and have a sealed v***r barrier system installed as well as encapsulated and insolated.
Pics below don't do it justice and arent even a fraction on the eval. Fun times. 😂😂😂
