This was a long project. Spent 6 months - two on an unexpected zoning variance. Turns out the home was built over the build line (too close to the road) and the numbers on the survey of record were all incorrect. The house was not only too close to the street but twisted on the lot so that when we came out flush across the front, we were even further over the line. The city offered to grandfather the 10” that the existing structure was over but would not budge on the addition, even though we were only coming out even with the existing facade. With some busy work, and a little help from an old friend (thanks George Hearn!) we were finally able to move forward. This project involved relocation of utilities, relocation of the garage six feet forward,and an addition across the rear. Also included was a complete roof, new insulation, gutters, structural modifications to cary load from deleted support posts, new driveway, walkways and fence. We added new plumbing to the front, and the addition of a large laundryroom and wheelchair accessible bath. This was mostly a functional update. The photos are in order from start to finish. There are still a couple things we are waiting on - plantation shutters and pantry slides, but done until then.
