August has begun and the asphalt maintenance season is winding down. There’s about a month left to do Sealcoating for your driveway before the nights start getting too cool again. If you need maintenance done I’d get on the schedule right away as most companies are booked for the season.

I see a lot of people deciding to get Sealcoating and crack repair in lieu of re-surfacing their asphalt.

I try to inform them that that it will help with longevity and appearance BUT expectations should be modest. With more sealant you’ll get more power steering marks, with sand/brushes to get into the alligator cracks(also for traction) you’ll have some brush marks.

Take care of your driveway biannually and it will look nice much longer. If you put maintenance on the back burner then don’t think some sealcoat will restore that new driveway look

Here are a few pics from my recent jobs at Asphalt Solutions & Sealcoating LLC. Sadly I get mostly oxidized, major repairs and end of life jobs. They look pretty good after repairs and sealing but some of these will have to be replaced/resurfaced. One of these driveways needs a new surface now but the customer wanted to try to coat it one more time.
If you perform maintenance and seal your driveway as needed (every 2-3 years) it will last you 40 years or more while being in good condition the entire time. Repairs are often too late and the base will be compromised. These driveways shown are between 13-20 years and haven't received much maintenance.
I was asked the other day how many jobs I do a day and that depends on the scope of the work. For basic crack repair and sealcoating we do about 5 a day with an average of about 2,000 sq/ft.
How much does sealcoating cost for the average driveway? It depends on the work needed and repairs but many jobs are done for as little as $300

Turned out pretty good
