Post 6: Addition renovation. This portion included renovations to a studio in which the client wanted to remove the garage, kitchen, and bedroom walls to make one open floor plan. Due to the type of construction (king jack/center post and truss framing) the interior walls were easily removed. The garage floor was raised level with interior floors, and the garage door opening was framed in with a door installed. The linoleum flooring and carpet were removed in preparation for new flooring. Kitchen cabinets were removed, plumbing was capped in basement. Lighting circuits were rearranged, and added 3 way circuit for new pocket lights in main room. Drywall patching, install and addition of a closet were also done prior to client priming and painting.

Completed project yesterday for a client.
They experienced a boiler blow out and water had damaged part of the flooring and trim. I removed the rest of the carpet, padding and tack strips, baseboard and one doorway and jamb.
The floor was not level, as it was built in 50s and was not meant to be anything other than utilities. The floor was primed and floor leveler was applied for a solid base for new flooring. I installed the new floor, made the old doorway into a walk through opening and trimmed out the space.

Renovation Update 5: Kitchen
The flooring and island were removed, as well as the stairwell to basement to open the kitchen floorplan up more. All the electrical in those area were terminated or run new through floor/ceiling. Added switch for new pocket lights in ceiling, and shifted the chandelier box to the new center of the room, where another island will be going. Installed drywall and finished the ceiling.
The opening into the connecting room was shifted to accommodate a future cabinet next to the existing ones. Space is ready for primer, paint and new contertops and flooring.

Update 4 Renovating the master bath. Thus space originally had the laundry room inside, but the client wanted to relocate the appliances to a closet in the hallway and remove the wall/closet between the master bedroom and the bathroom to add a doorway. A standing shower and vanity were both removed and replaced with a larger double bowl vanity, the tub stayed as it was, and a new toilet was installed. A small linen closet was also added to the space.
The closet under the attic staircase was widened with plumbing and electric ran to the new location and double bifold doors added. Finished off with paint, flooring and trim.

Part 3: This portion of the project required incorporating a stairwell into the family room, revising the existing door openings into the hallway and kitchen, installing and finishing the drywall to the ceiling and stair walls, installing pocket lamps with wiring and switches for both the family room and basement area, adjusting the placement of existing light switches and outlets, and tying the existing drop ceiling in the basement to the new walls.

Part 2 of the 2025 renovation focused on the comprehensive renovation of the basement powder room, which was converted to include a shower. This involved a complete gut and renovation, including the removal of two walls to increase the room size. A new drain line was installed for the shower, and the electrical and water lines for the vanity, toilet, and shower were completely replaced. The shower pan was installed, followed by the tiling of the floor, and the toilet, vanity, and shower were subsequently installed.

Part 1 of a renovation project from 2025.
This project was extensive, remodel 2 bathrooms, remodel closet into laundry area, demo many walls to open floor plan for large living area, addition of staircase to basement, close up old staircase for larger kitchen area, lighting, outlets, switches added, plumbing added, remove garage and incorporate into living area, flooring etc.

Customer had sagging and broken drywall, wanted it repaired, taped and finished. Replaced 4 surface mount lights with pocket lamps, added junction box with in ceiling for a switched lamp to be added by customer, fixed broken garage door rail and replaced the opener, sensors and button.
Customer wanted it primer and paint ready.
