Is your newer concrete already pitting or flaking?
We’re seeing more driveways and patios around Michigan developing surface damage just a few years after being poured. Small pits, flaking, and sandy areas are signs the top layer of concrete is breaking down.
Concrete mixes have been modified with Type 1L cement. Which has weekend the concrete surface due to improper placement, over working the concrete, improper curing, or to much water.
It's really imperative that all new concrete should be sealed to try to protect against this. If you are having upcoming concrete poured, make sure to ask the contractor about sealing or a curing compound to try and protect against this.
The good news if this is happening to your concrete. You don’t have to replace it.
At Michigan Wash & Seal, we can assist by slowing down or stopping the flaking by.....
Grinding(if needed) or pressure washing away the weak surface
Repairing damaged areas
Applying a bonded concrete overlay
Sealing to help protect against future moisture damage
Staining, tinting sealer or some paints can also be added for blending repairs in
The result is a stronger surface and a fresh, clean look — without the cost of full replacement.
