Just evaluated a "finished" crawl space encapsulation that's going to cost the homeowner thousands to fix.

Dehumidifier mounted crooked and dripping onto the v***r barrier. Wrong size equipment. Seams not sealed. Polyethylene stapled instead of properly attached.

The job looked done. But it wasn't done right.

Before you accept crawl space work and make that final payment, know what to look for. A few minutes of inspection can save you from paying twice.

Got called to evaluate a "finished" crawl space encapsulation today.

Dehumidifier too small. Mounted crooked so it's dripping moisture onto the v***r barrier it's supposed to protect. Seams not sealed.

The homeowner already paid for this work once. Now they're paying again to fix it.

A homeowner in Humboldt asked me today: "Are you sure we should seal the vents?"

I hear this all the time. People have been taught that crawl spaces need ventilation - that fresh air keeps things dry and healthy down there.

But building science shows the opposite is true. In our climate, outdoor air is almost always more humid than indoor air. When that humid air flows into your cool crawl space, it condenses. You get moisture problems, not moisture control.

Sealing your crawl space vents during encapsulation protects your home and improves air quality.
