Most of the time on this page I’m showcasing the projects we complete, the renovations, repairs, and transformations behind the scenes. But on projects like this, it is important to recognize the people driving the vision and making these homes market ready in the first place.
I recently completed another prep for sale project for Patricia, and working alongside her continues to reinforce why she is so successful in this industry.
She has a strong understanding of today’s market, a sharp eye for what matters, and the ability to make confident decisions that move a project forward efficiently.
This particular project included extensive drywall repair, a near full interior repaint, light fixture swap-outs, and new luxury vinyl tile flooring, all focused on bringing the home to market in its best possible condition while maximizing return on investment for the seller.
Patricia knows how to position a home to stand out. She understands what buyers are looking for, what adds value, and what improvements make the biggest impact without overspending unnecessarily. That level of direction and commitment makes a huge difference when preparing a home for sale.
I’ve also had the opportunity to work with Patricia on rental properties she manages, and that same level of professionalism carries through there as well. If you're flooring contractor doesn't remove base board prior to installation, it's a problem.
If they install white shoe moldings on wood stained base and wood grain floors it becomes my problem.....

The original failure came from above. The old roof had previously been loaded up with excessive silicone that failed and allowed water in. That started the rot. There is now a new roof in place and everything is tight and shedding water properly.

Once opened up, I also found the exterior siding corner and flashing were allowing, moisture, and bugs to get in. That only made things worse.

The beam carrying the upstairs load was barely supported. Previous work tried to sister over rotted wood instead of removing it. Ants had moved in and were actively making things worse. The structure was failing.

Everything got cut back to solid. New section installed. Sistered both sides and locked together with carriage bolts. Top plates cut out and rebuilt. Added vertical support to carry the load.

Now it’s solid. The way it should’ve been done the first time.

Now to get back to a little drywall repair and paint.

Since starting my business, people have often asked me what “conscious integrity” means.
I can explain it.
But it’s better if I show you.
This started as a simple prep and paint job.
Minor drywall repair. Nothing unusual.
But there was a sag in the ceiling.
That’s always a question mark.
So I opened it up.
And this is what we found.
Rot.
Failed repairs.
Structural damage that had already been “addressed”… just not correctly.
Water had been working its way in for years. Improper flashing, or lack of a chimney cricket. No real solution. Just layers of attempts to cover the problem instead of fix it.
Guys will,
Patch it.
Hide it.
Make it look good enough to sell.
Or…
Do it right.
Conscious integrity means you don’t pass the problem on to the next person.
It means you stop, even when it costs more time.
Even when it changes the scope.
Even when it’s not what anyone wanted to hear.
Because the goal isn’t to make it look better.
The goal is to make it right.
I see a lot of work in the field that wasn’t done this way.
Sometimes it’s lack of knowledge.
Sometimes it’s cutting corners.
But for me, this gets rebuilt the right way.
From solid structure up, and addressing the root cause.
That’s what conscious integrity is.

This client came in with a clear vision. Bold. Fresh. A little intimidating. Exactly the kind of project that pushes a space somewhere new.

A quality bathroom renovation demands a complete demolition. Getting down to the bare bones reveals rotted subfloor, moldy insulation, improper ventilation and electrical issues. Sure it would be quicker and easier to just refresh a bathroom, but these are real problems that need real resolution. There is no substitute for a job done right!

It's important to understand and meet a customers needs and wants when performing a Renovation project. Here we had a very large master bath that had met It's term of functionality. The large dated garden tub and tiny stand up shower were a detriment to the functionality of the desired age in place home. The cost of a full Renovation just weren't in the cards at the moment, but the need for a large walk in shower had to be met. I offered to break the project down into to phases. Lets meet our needs first and stage it so we can complete the rest of the project at a later date. At the completion of phase one, the clients received exactly what they needed. A very spacious bathroom, with a large, supportive walk in shower. Best part is when they're ready I can pick up right where we left off and complete the rest of the project!
