How does our property maintenance service work? Here's a detailed explanation. We conduct comprehensive monthly inspections of each property we service, both inside and out. For instance, if you pay $30.00 per month for a particular property, you won't incur any additional costs for repairs that fall within that threshold. This means that if a minor issue arises, such as a smoke detector needing replacement, you won't pay anything out of pocket. However, if we identify a more significant problem that exceeds the $30.00 threshold, we will discuss it with you and collaborate to find a solution and agree on a price. Here at Mid-Tenn property maintenance we offer monthly services that include but are not limited to:

Safety Checks:
Test smoke and carbon monoxide detectors: Ensure they are functioning correctly and replace batteries as needed.
Inspect fire extinguishers: Check the gauge and expiration date, and ensure they are in an accessible location.
Test GFCI outlets: Ensure they are working correctly.
Inspect electrical cords: Look for any signs of wear and tear, especially around the plug.
HVAC Maintenance:
Change HVAC filters: Regularly replace furnace filters to improve air quality and efficiency.
Clean air vents: Vacuum heat registers and vents to remove dust and debris.
Check for blocked vents: Ensure both indoor and outdoor air vents are not blocked.
Plumbing and Water Systems:
Check for leaks: Inspect around toilets, sinks, and faucets for any signs of leaks.
Clean faucet aerators and showerheads: Remove mineral deposits to improve water flow and pressure.
Inspect and unclog drains: Check for clogs in tub and sink drains and clear them if necessary.

General Upkeep:
Check gutters: Clear gutters and downspouts of leaves and debris to prevent water damage. ( twice a year )
Inspect the exterior of the home: Look for any signs of damage or wear and tear.
Clean exterior vents: Remove any dust or debris from exterior vents.
Check for pests: Look for signs of pests and take action if necessary.

Quarterly crawlspace/ attic inspections.
Remove debris from the exterior perimeter of the property.

Winterize exterior fixtures to prevent pipes from busting

Open & close foundation vents when the season changes.

Change interior/ exterior lights & fixtures if needed
