Sometimes, a little more space can mean so much more. 🏡

A place for Mom and Dad to stay close as they grow older.
A first home for a son or daughter finding their independence.
A quiet place for family to come home to.
Or simply a space that gives you more possibilities for the future.

An ADU may be small in square footage, but what happens inside it can become a big part of a family’s story.

Because good design isn’t always about building bigger.

Sometimes, it’s about creating enough space for the people who matter most. ❤️

🏠 What Does “Owner-Builder” Mean? Is It Worth It?

I see this question come up often, especially with ADUs and smaller residential projects.

An Owner-Builder permit generally means that instead of hiring a general contractor to take responsibility for the construction, the property owner takes on that role.

You can still hire contractors and individual trades—you don’t necessarily have to physically build everything yourself. But you become responsible for coordinating the project, permits, inspections, scheduling and making sure the work follows the approved plans.

✅ PROS

• Potentially save on general contractor markup and overhead
• More control over contractors, materials and scheduling
• Ability to get separate bids from different trades
• Greater visibility into where your construction money is going
• Can work well if you already have construction knowledge and reliable trades

⚠️ CONS

• You essentially take on many of the responsibilities of the GC
• Coordinating subcontractors and inspections can be time-consuming
• Construction sequencing becomes very important
• Failed inspections, delays and rework can quickly eat into your savings
• You take on additional responsibilities and potential liabilities as the owner-builder
• Financing and insurance may require additional consideration

💡 There’s also a middle ground.

You don’t necessarily have to decide everything at the beginning.

For an ADU, you can first work through feasibility, design, engineering and permitting so you have a clear, approved set of plans. Then you can obtain real construction bids and decide whether it makes more sense to hire a general contractor or manage construction as an Owner-Builder.

Owner-Builder can save money—but the real question is whether the savings are worth the additional time, coordination and responsibility for your particular project.

Requirements can vary by jurisdiction, so always confirm the Owner-Builder requirements with your local building department before proceeding.

A Home That Follows the Land.

This residential concept is designed around the idea that a home doesn’t always have to flatten the site, it can work with it.

Set along a sloping landscape, the two-story design uses elevated decks, large openings, and indoor-outdoor connections to take advantage of the surrounding views. Warm natural wood softens the modern lines, while generous overhangs create shade and sheltered outdoor living areas.

What I like most about this type of design is the relationship between architecture, landscape, and everyday living. The decks become extensions of the interior rather than simply something attached to the house.

Modern, warm, and connected to its setting.

Conceptual residential design shown for inspiration.

🏠 SAME 500 SF ADU. VERY DIFFERENT PRICE. WHY?

Two homeowners could build almost the same 500 SF ADU with same number of bedrooms, similar finishes, even a similar floor plan and end up with very different construction costs.

The difference may not be the ADU.

👉 It could be the SITE.

A flat backyard with nearby utilities and easy equipment access is a very different project from a property with:

• Long sewer, water or electrical runs
• Difficult or narrow construction access
• Significant grading
• Retaining walls
• Trees or site obstructions
• More complicated foundation conditions
• Additional site work and labor

That’s why comparing ADU costs only by “price per square foot” can sometimes be misleading.

Before asking:

💬 “How much does a 500 SF ADU cost?”

It may be better to first ask:

“What does my property require to build one?”

That’s where an early ADU feasibility and site review can be valuable before spending heavily on design and engineering.

👷 Contractors & ADU builders: What site condition have you seen unexpectedly add the most cost to an ADU project?

🏡 Homeowners: Would you want to know these potential issues before starting your ADU design?

Illustrated costs are hypothetical examples only. Actual costs vary significantly by location, site conditions, design, utilities, engineering, permitting requirements, materials and contractor pricing.

THE WARM MODERN COTTAGE 🏡

A compact two-story home designed to feel warm, comfortable, and surprisingly spacious.

At approximately 800 SF, the concept features 2 bedrooms, 1.5 bathrooms, an open living and kitchen area, a welcoming front porch, and a second-floor balcony.

Natural wood tones, soft neutrals, black window accents, and plenty of natural light give this little home its cozy modern-cottage character.

It’s a reminder that a smaller home doesn’t have to feel like a compromise. Thoughtful planning can make every square foot count.

Could you see yourself living here or building something like this in your backyard?

When someone says “ADU plans,” what are you actually paying for? 🏠📐

A permit set is much more than a floor plan. It’s a coordinated package of drawings and documents that helps communicate what you’re building, where it goes, how it’s constructed, and how it meets permit requirements.

Part 1 covers some of the core architectural drawings:
✓ Cover & General Information
✓ Site Plan
✓ Floor Plan
✓ Roof Plan
✓ Exterior Elevations
✓ Building Sections

And that’s only the beginning, structural drawings, foundation information, Title 24, MEP coordination, details, and other supporting documents may also be required depending on the project.

Before comparing prices for “ADU plans,” compare what’s actually included in the scope. A lower price doesn’t always mean you’re comparing the same deliverables.

📌 Save this post if you’re planning an ADU.

Note:
Permit requirements vary by project, site conditions, structural scope, and local jurisdiction.

Compact Modern ADU | Designed for Comfortable Living 🏡

A thoughtfully designed small home featuring a clean modern façade, warm natural finishes, large windows, and simple architectural lines that give the exterior a welcoming residential character.

Inside, the layout makes efficient use of every square foot with:

• Open living area
• Functional kitchen
• Comfortable bedroom
• Full bathroom
• Built-in storage opportunities
• Natural light throughout

A compact footprint doesn’t have to feel small. Good proportions, an efficient floor plan, and a well-designed façade can make a smaller ADU feel like a complete home.

🏠 Building an ADU in California? You’ve probably heard of “Title 24”… but what exactly is it?

Title 24 is California’s energy-efficiency standard, and it can affect more of your ADU than you might expect—from insulation and windows to HVAC, water heating, lighting, and other energy features.

The important part? Think about Title 24 while you’re designing—not after the plans are finished.

Why? Because decisions such as window size, orientation, insulation, and mechanical systems can affect energy compliance and potentially your design, permit documents, and budget.

Whether you’re planning a:
🔹 New detached ADU
🔹 Attached ADU or addition
🔹 Garage conversion
🔹 JADU / interior conversion

…the requirements can vary depending on the project.

What if your ADU didn’t just add space… but became your favorite space? 🏡✨

A modern ADU can be more than a basic backyard unit. This design explores a darker, more refined interior with warm lighting, rich finishes, a comfortable living space, private bedroom, and modern bath—all within a compact footprint.

Small footprint. Big personality.

Whether it becomes a guest suite, rental, private retreat, or the ultimate man cave, good planning can make a small space feel completely different.

Thinking about adding an ADU? 🏡 Before you start designing, find out what your property can actually accommodate.

Our ADU Feasibility & Site Analysis helps identify opportunities and potential constraints before you invest in a full set of plans.

We review:
📍 Zoning & ADU requirements
📐 Setbacks & buildable area
🏠 Potential ADU size & placement
🚗 Access & parking
⚡ Utilities & services
🌳 Site constraints & easements
🔥 Fire & safety considerations

And yes—we can start remotely using available property records, mapping, aerial imagery, and photos you provide.

Know what may be possible before investing in full design.

📩 Have a property in mind? Send us the address and let’s start with feasibility.

Note: Remote feasibility is a preliminary assessment based on available information. Site conditions, property dimensions, utilities, and jurisdiction requirements require verification before final design and permitting.
