Gardening season is in full swing! We dropped in a couple new frost proof yard hydrants for this customer in North Bend. Installing the little branch line to the hydrant from the main line keeps pressure off the main line to help prevent future leaks. The yard box gives easy access to the shut off valve.

Replaced a leaking gas water heater in a garage for a customer in Bothell with a new Bradford White 50 gallon gas water heater and a FloodStop valve for future leak detection and flood prevention.

The FloodStop valve has a sensor that will detect if there is water in the drip pan. If it does, it will sound an alarm and automatically close a valve on the supply line to kill water pressure to the tank.

Just wrapped up replacing an exterior-mounted tankless water heater at a home in Sultan with a new Navien NHW700-180SE 180k BTU propane tankless water heater. At the same time, we upsized the gas pipe at the anodeless riser from 1/2” to 3/4”, reinstalled existing heat tape and added new pipe insulation to button everything up.

This customer in Redmond had a CPVC shut off valve that they wanted to swap out for something they could trust to turn off and on without breaking. A brass quarter-turn manual ball valve is a great choice on its own for a trustworthy valve, but they opted instead to have us install a Moen Flo Smart Water Valve for the remote monitoring and shut off capabilities.

This was a high risk project as this apartment building in Kirkland is piped in CPVC, which is very brittle and can easily break when handled or from surges in the piping system. Additionally, these units in the building have CPVC shut off valves, which can snap when you try to use them, or no shut off valves at all. We shut the building water down and replaced the valves or added brass quarter-turn ball valves and connected them with copper piping onto the existing CPVC piping.

Flushed the heat exchanger on this Navien NPE-240A (NG). Looks like it had been a little while based on the sludge showing up in the water bucket. While there, we also added expansion tank (securely strapped to the wall), two shutoff valves, and a drain to the tankless setup.
