What do inspectors flag about downspouts?

It seems like such a small thing, but it gets called out all the time on inspection reports.

When downspouts stop right next to the house, all that roof water dumps directly beside the foundation. Over time, that can cause soil movement, erosion, standing water, and potential foundation issues.

In North Texas, where we already deal with expansive clay soil, keeping large amounts of water in one area away from the foundation matters.

The fix is usually simple: extend the downspouts so water drains several feet away from the home.

But better looking ways to fix it out there (Splash blocks, underground drains, etc.).

It is not a flashy repair, but it is one of those small items that can help prevent much bigger problems later.

This is why inspectors flag it, and why it is usually worth addressing before closing.
