When you own or purchase an older home, rental property, or condo in Florida, you will likely need for a 4 point inspection 𝐛𝐞𝐟𝐨𝐫𝐞 purchasing a homeowners policy.

A 4-point inspection is a type of inspection that focuses on four specific areas of a property:

1. the roof
2. plumbing system
3. electrical system,
4. HVAC (heating, ventilation, and air conditioning) system.

The purpose of a 4-point inspection is to provide an insurance company with information about the condition of these four systems, which are considered to be high-risk areas.

In Florida, this inspection must be conducted by a licensed inspector who will examine each of the four areas and provide a report detailing the condition of each system.

The report will typically note the age, condition, and any defects or deficiencies found in each area. Insurance companies use this information to determine whether or not to issue a policy, and in some cases, to determine the cost of the policy.

It's important to note that a 4-point inspection is not a comprehensive home inspection and does not cover other areas of the property, such as the structure, foundation, or appliances. If you are buying a home, it's usually recommended to have a full home inspection done in addition to a 4-point inspection to get a more complete picture of the property's condition.
