We've been working on the butler's pantry lately. The trim has all been stripped of its paint. This doorway went to a 1/2 bath when we bought the house. We decided to make it into a pantry closet. It is still empty inside, but we'll be installing antique reclaimed cabinets & shelving soon.

According to the plans for this house, this would have been an open hallway to the downstairs bedroom on Hood St. It was converted to a walk in closet off the bedroom & a half bathroom off the butler's pantry sometime before we bought the house. The doorway that was placed on this hallway conversion was the original exterior door for the living room that was replaced in the living room by a window at some point. We want to reinstate it as an exterior door in its rightful place in the future. So...we had to put a different door in its place. This door was in the apartment of the house when we bought the home. There was a room on the south side of the apartment that had 2 doors. This was one of those doors. It had the antique florentine glass in it originally. It is a short door (77") & all the other doors in the butler's pantry are all 96" tall. We had this window with florentine glass that came from the church that was torn down on the southeast corner of E 5th & N Benton Streets. It worked out perfectly to fill in the space to allow us to keep the full height of the trim. I'm loving it!

They always say that if life throws you lemons, make lemonade! Our boiler has been broken since having a power surge last Sunday during the storm. It fried the circuit board, monitor, & inducer motor. While we wait for the parts, we are relying on electric & kerosene heaters on cold days. That means that our radiators aren't scorching hot. It's a perfect opportunity to paint them. I got the one in the butler's pantry done today. I forgot to take a photo of it before i painted it. Just know that it was ugly. 😆 If we still don't have heat Monday, I'll work on the one in the snug (old kitchen). I didn't expect to get this project done until later in spring. It looks so pretty!

Today was a rough day with very high winds. We lost our very large maple tree on the east side & probably the largest storm window we have on the house on the west side from the dining room window. We'll assess more tomorrow. Fortunately, the tree fell AWAY from the house or this could have been a much more tragic day. Expecting more high winds again Sunday. Ugh!

From kitchen to cozy! This room has been transformed from an impractical tiny kitchen with 5 doorways & a large window to a warm & inviting snug. I still need to paint the radiator once the heat is off, reupholster the antique settee & chair, & hang some more artwork.

Special mention to Susie Huber Westcott (former owner of the antique settee & chair). I got these from her years ago & am finally using them. They fit like they were made for this room & the wood color is a perfect match. I'll post photos again once they are reupholstered.

The last photos show the beautiful trim. This room only had a tiny piece of baseboard because the walls were lined with a few cabinets & appliances. This baseboard was salvaged from the Lowe house on W 3rd. (I'll have to get the address, but the house is still standing). Wayne Bunker is flipping the house & gave this trim to our neighbor & our neighbor gave it to us. I stripped & stained it to match our other trim. The baseboard cap (decorative trim on top of the baseboard) came from the apartment building that was torn down next to the wedding venue, 34 West (34 W Main). Dave Van Baalen allowed me to save some trim a couple days before the building came down. It was stained very dark & I stripped it & used a lighter opaque stain to get it to match the other trim. It's the details that make this house so grand!

Jodi Grant from Dawalt Flooring helped us get the hardwood flooring. You don't need a big box store to get good quality flooring in this town. We've bought flooring from her and her dad several times. I stained the new flooring to blend with the 130-year old floors in the adjacent room & Russ installed them. We're thrilled with the results!

The next project will be to finish the butler's pantry!

Special thanks to everyone who played a part in the restoration of this room over the past 10 months-- Diena Mckinney, Hope Townsend, Charles McKinney , Steven Ambrose , & Camp DC.

We've had these lights restored for over a year now. We finally got them hung in the snug (former kitchen). The pan light chandelier matches the ones in the adjacent butler's pantry--it just has different shades. These antique shades helped inspire the green color on the walls. They have lovely emerald stained glass stripes on them. It is so fun putting in the finishes!

Fun discovery this afternoon while tearing up the OSB subfloor layer in the snug (old kitchen). This gives us a glimpse of the 1950's post war fashion. It's very crumbly & not Victorian at all, but a part of me loves it. We could have worked with this if it was in better shape. It will probably be covered up with hardwood flooring--encapsulating it for rediscovery in another few decades.

Here's a progression of this built-in cabinet over the last 3 years. Russ threw together the trim on top last night after work. I stained it early this morning. After polyurethane, we'll just need to do the floor & polish all the hardware. The hardware is quite ornate, but you can't tell it at the moment.

I bought a large box of old ceiling tins several years ago from Valerie Wilcox. I chose 3 that had a lot of the old paint already chipped off. I worked several hours removing the rest of the old paint by chipping it off, using the heat gun, & finally using chemical stripper. Today, I spray painted them oil rubbed bronze and dry brushed the gold paint on to highlight the patterns. These will go on the wall above the built-in cabinet in the snug (old kitchen). Originally, this cabinet had a closed soffit above it. We opened it up to create a large display shelf where I'll showcase some of my larger Peru antiques & other things I love. There should be plenty of room for my grandmother's Redmon basket factory picnic basket & a couple crocks that belonged to my parents (among other things).

The newly restored casing & architraves are up in the snug (old kitchen). Baseboard will go up after we put down the new hardwood flooring. It looks so warm & inviting! It's hard to believe all that rich oak trim was under layers of paint!

We also insulated the window weight cavities with foil bubble wrap insulation. It has made a HUGE difference in the temperature of the room. We should have done this month's ago!

Russ got the restored trim up around the first door in the old kitchen. This is the doorway to the service stairway that goes upstairs. I had it blocked off with a cabinet when this room was still my kitchen. You can see it in the background of the photos of the girls helping me bake. Unfortunately, I don't have a really good "before" photo. The oldest one I have shows it in the distance through the doorway in the apartment.

All the doors & all the trim in this room had been painted with 7+ layers of paint. The doors are all pine & the trim is mostly quarter-sawn tiger oak. A few of the pieces are flat-sawn oak. It will look so warm & rich when we are finished!

Finally getting back to working on the house! Today, I sanded & stained some of the trim from the old kitchen. This trim had at least 7 layers of paint on it. I stripped the paint this past summer, but got side tracked with porch restoration. It is gorgeous quarter sawn tiger oak. I understand tastes vary, but personally, I can't understand why anyone would cover this up with paint. It was painted very early in the home's history. It's going to be showing all its beautiful woodgrain in our new "snug." It will be a small sitting room between the new kitchen & butler's pantry. The European term for this room is called a "snug" & we just love that!
