⚠️ A NEW ROOF SHOULD NOT LOOK LIKE THIS ⚠️

This tile roof was replaced just over a year ago. The homeowner has experienced ongoing leaks, and the original contractor has returned multiple times without resolving the problem.

During our inspection, we documented:

• More than 75 broken roof tiles
• Improperly installed and missing underlayment in critical areas
• Tiles at the eaves that were not properly fastened
• Missing support at ridge and rake areas, ridge cap not nailed
• Ridge-cap tiles that were not properly secured
• Improper flashing, no flashing and waterproofing at roof transitions
• Multiple conditions capable of allowing water intrusion

Recent storms helped expose these problems—but without those storms, the homeowner may not have known how poorly the roof was installed until much more damage occurred.
