The 'PROCESS' of getting a new roof-

-When you call to file a claim, the insurance company will give you a claim number. That number is for the life of this event through to final payment for remedy. In some cases 2 years or more!

-An adjuster will call you to set an inspection appointment, you can choose to have your contractor be present for the inspection or not, if there is no interior damage or vicious dogs in your back yard, you don’t even need to be home for the inspection.

-The adjuster will then provide an estimate document and probably a first payment. It is important that the contractor look at the scope of work included in the estimate document to ensure that all insurable damage and remedy is accounted for. If not, then the adjuster is contacted requesting a supplement or denial for any particular items. This is commonplace in this industry, nothing to be alarmed about.

-IF you have a mortgage on your property, then the mortgage company is likely to be a payee on any payment you receive from your insurance company. After you receive your first payment you should contact your mortgage company and they will direct you as to their process and paperwork required to get their endorsement.

-Now you are ready for the dirtiest, loudest, most intrusive process to be done on your property exterior: A re-roof project.
Once complete, the contractor should provide all documentation required for the insurance to issue the next (or last) payment to you.

After the Storm Do’s and Don’ts :

DO:
-Check for leaks, and mitigate further damage to property. (It is actually a requirement in some policies) Call a contractor you trust if mitigation exceeds your abilities. Make sure the contractor is willing to invoice and wait until insurance settlement is reached for payment adjudication/reconciliation.
-Look for any water or other damage inside your home. Check ceilings often for any dark (water) spots.
-Take photos of anything affected by the storm before you clean it up. If the fence is blown down, take detailed photos before repairs are completed.
-Take photos of ANYTHING you throw away as a result of being damaged by the storm: lawn furniture, yard toys, patio umbrella, grill cover, etc.
-Verify your insurance deductible, if the loss is over your deductible, file a claim.
-Get a referral from someone you trust if a roof inspection is required prior to filing a claim.
-Wait until the insurance initial settlement documents are available prior to any financial discussion about a roof repair/replacement.

Don’t:
-Sign anything. What do you have to gain by signing something?
-Pay up front for services based on the contractor stating that the insurance company will reimburse you for it. Did the contractor read your policy?
-Believe that any one roofer has access to a better product than anyone else. All retail roofing products are available for purchased by all qualified contractors.
-Assume that the initial insurance settlement is the final settlement. As good as the adjusters are there are still some items that can be omitted from the initial documentation.
-Let every Tom, Dick, and Harry look at your roof. Walking on a perfectly good roof is not the best thing for your home. Trained professionals – like your adjuster – know how to inspect a roof without causing additional damage.
-Get in a big hurry – evaluate where we are in the storm season and get professional advice about how long you have before leaks start occurring, and how much time you have to recover the remainder of the insurance proceeds.
