These corporate home builders don’t use high quality materials or anything close to master craftsmen (no matter how much you pay for the house), they use extremely cheap materials with contractors that get the job done as fast as possible then they make sure it passes city or county inspection $ and hope you don’t hire your own inspector before close, after close they just lawyer up and your stuck with tens of thousands of dollars of repairs. Do not buy anything made in the last 5 years unless you use a trusted home inspector with only your interests in mind not your realtor or builder.

Here are your basic rules for exterior painting
Clean ext. with a 10-1 diluted beach/soap mixture, just spray it on and rinse it off, and allow to dry for 24hours. This kills all mold and mildew
Replace all rotted wood priming back and sides before installing. This will help the wood last longer in wet areas
Remove any loose paint and prime raw wood
Fill holes with ext. filler, only caulk where doors and windows meet trim and butt joints in siding and trim. Ext. wood work needs to breathe and unnecessary caulking hinders that process
Apply two coats of high quality exterior satin paint
It’s a great time for exterior painting either doing it yourself or paying someone because we charge more to sweat all day
