Yesterday we showed a different angle of this addition from a higher elevation. But from this angle you can really see how steep the grade of the property is that we were working with. A challenge, yes? But it also opened up the opportunity to build an addition that didn't block the existing views from the second floor while also providing an opportunity for additional outdoor living space.

“Dried-in” is the stage of construction when the building keeps water out without the final materials (roofing, siding, etc.). We use Zip and Advantech products so that our RIC carpentry team can handle the work up through this stage "in-house," so to speak. This helps us have more control over the process and helps us keep on top of the little details that start coming into play at this point in the project.

The ADU project we've been sharing this week occupies the full second floor of the detached garage building. At roughly 500 square feet, this contained living space includes a bedroom with natural light and good closet space, a full bathroom, a laundry closet, a small kitchen, and a separate living room.
The functionality of the garage below speaks for itself. Two spots of off-street parking, let alone covered and secure parking, are the kind of equity you can’t get any other way in the city.

What sets this detached garage apart is the design. We started with the traditional foursquare style, and made the two structures look like they belonged together. The Foursquare's architectural character, which is very symmetrical with nice proportions, gave us a great starting point. Materials were carefully chosen to coordinate with the existing structure without being a carbon copy.

Here you can see the blueprints and SketchUp rendering of this Accessory Dwelling Unit we're wrapping up in the Northside neighborhood. This structure is giving the family a two car garage - in the city! Above the garage is additional living space so their family can continue to enjoy the home and neighborhood they love, even as their lives get bigger.

The city of Richmond has approved new zoning codes that allow for accessory dwelling units (ADUs) "by right." This opens up so many possibilities for homeowners, but what we are excited about is that it may offer more families the option to stay in historic and mature neighborhoods and homes, rather than feeling like they need to sprawl out to new construction. We're wrapping up an ADU project in Richmond's Northside, so in our latest blog we talk about how to do ADUs the right way, with respect to the home, neighborhood, and neighbors through good design and planning.

A Richmond family with a growing household needed a place to park their cars and store the overflow of a busy life. But while they were imagining what might be possible on their West End lot, the city of Richmond approved new zoning codes that allowed for Accessory Dwelling Units (ADU) by right. So
