Over the past few days, I’ve had an increase in calls about active leaks following the snow and rapid thaw.
When temperatures swing from single digits into the 50s, you get accelerated freeze-thaw cycles. Snow melts during the day, water runs down the roof system, then refreezes at the eaves overnight. That process creates ice dams and forces water back up under shingles.
In most cases, the shingles aren’t the primary failure point.
The common culprits I’m seeing right now:
• Compromised step or counter flashing
• Cracked pipe boots
• Nail pops from thermal movement
• Valley metal deterioration
• Inadequate attic ventilation contributing to uneven melt
Cold weather contracts materials. Rapid warming expands them. Any existing weakness in the roofing system becomes exposed.
It’s also important to understand that leaks often present days after the storm (typically during the thaw) which is why many homeowners are just now seeing ceiling staining.
If you’re noticing spots, drips, or attic moisture, it’s worth addressing sooner rather than later. Early intervention typically means a targeted repair. Waiting can mean insulation saturation, decking damage, and interior drywall replacement.
