Why Does This Happen?
Sealer is meant to protect your driveway from the elements — but when applied too often, it can do more harm than good.
❌ Layer Buildup = Brittle Surface
Each layer of sealer hardens over time. When you apply it too often, those layers stack up and trap heat, moisture, and even small air pockets underneath. That buildup causes:
Surface brittleness
Cracking and peeling
Flaking under pressure or changing temperatures
Eventually, your asphalt can’t flex with temperature changes or weight from vehicles — so it starts to crack, just like in the photos.
Here’s What You Should Do Instead:
✅ Seal Every 2–3 Years
This allows your asphalt to breathe and flex naturally, while still being protected from UV, water, and oil damage.
✅ Inspect Annually for Damage
Small cracks or wear spots can be spot-treated without over-sealing the entire surface.
✅ Let the Asphalt Cure Properly
For new driveways, wait 6–12 months before sealing the first time. That gives the oils in the asphalt time to settle.
