This is a prime example of what happens when proper maintenance is neglected. Our intention is not to make people feel bad for neglecting or failing to maintain the asphalt. We just want to share a true story to educate, inform, and warn people!

For this particular parking lot (see pictures), the lot owner reached out to us to get a quote to fill the cracks and sealcoat. Unfortunately, this property is too far gone and neither service would properly take care of the issue at hand. From massive splits in asphalt, to degradation, and a sinking of the lot that is creating bird baths (literally), and absolutely NO compliance for ADA, this lot owner has one option: Tear it out and replace it.

What could have been around $10,000 for minor repairs, 2 coats of sealer, and line striping every 4 to 5 years, has now turned into a $100,000+ job.

And on top of that? After installing new pavement, they'll still have to pay for the striping, and not long after they'll need new sealer.

This is direct proof that maintenance of your asphalt assets is inevitable, but also invaluable.
