All about ADU’s: Accessory dwelling Units have been approved for single family lots with less restrictions to parking and other regulations. There are two types of ADU’s – basic and junior. The basic unit may not exceed 1200 square feet and may have a full-size kitchen. The junior unit must be attached to the main house and may not exceed 500 square feet. Its kitchen has electrical restrictions, but still may have a range and other appliance. The granny flat or guest quarters are still allowed and may be added with an ADU. Guest quarters are limited in size based on the main residence and may not have a kitchen.
The county offers pre-approved ADU layouts. These are generic, boxy and may not fit the style or contours of the site. I recommend consulting an architect for the best advice for your lifestyle and design of home. Because ADU’s increase the density of a neighborhood, it is wise to consult a professional on how best these new units may fit into a neighborhood and not be a future eyesore for the whole community. Let us all make sure we are adding creative value to our built environment always.

ray is completing a detached accessory dwelling unit on his parent's proberty. The two bedroom, farmhouse style structure fits right into the semi-rural neighborhood. The parents will rent it ou for now. As they age Ray will move in to be closer to his parents, but maintain his privacy. It is a win, win project. Are you thinking about adding an ADU?
