Titan Doors and Gates receives requests of all kinds for new Automatic Gate Systems to repairs of existing systems of all kinds. Fortunately we have experience with most of the major brands and systems available, and because of that experience, Titan also knows the Good, the Bad and the UGLY!
Some systems are almost too "available" and most of those usually have been installed by non-professionals or maybe even a homeowner that believes "It can't be THAT hard!"...and find out too late that the system is not reliable, or maybe it's undersized, or just not correctly installed.
We want to help, and usually we can...but it may require a "Do Over" or even start again from scratch. It is best to start with a professional on something this important...

It's a New Year!

As we begin a brand new start, I'm amazed at some of the calls that come in. Some because people are moving to or building new homes, or looking forward to new adventures in other places and others are busy changing or renovating their existing living spaces...but everyone is BUSY!

I love this time of year! Anything can happen, and if we're paying close attention, changes in our lives, our families and friends, and many times in our work, things can and do change.

Change can be really good for all of us...and change is best when it's "on purpose"!

Consider this..."WHAT would you like to change or do differently this new year?"

I have an idea...write down any and everything you would like to change about your life; EVERYTHING! Then, look at it again and decide what is most important to change in your life.

Prioritize those items and begin to consider how you might go about accomplishing the change that is MOST important to YOU! As you think through some of these changes, you might start allowing potential obstacles, issues or problems that crop up disappoint or discourage you...DON'T DO THAT!

It's important to realize how critical it is to understand that this process allows you to begin thinking about how you can and will overcome those obstacles.

Nothing in this world is perfect or without obstacles. But what you have just accomplished already is the formation of a PLAN to change your life...and you can do it!

LIFTMASTER

LiftMaster developed and has had some of this technology available for several years now. However, it has only been available for certified LiftMaster Equipment as a proprietary “Built-In” receiver component. A separate LiftMaster “MyQ” module must be purchased/installed/programmed to complete that system if desired.

TITAN Doors and Gates has provided/installed/programmed this specific equipment upon request since it’s availability in 2014/2015. From all indications, this technology has been great as long as the business or homeowner has a strong WIFI signal that reaches the main automatic gate Control Box and the APP is updated as required. Some have added signal boosting equipment and the results have been amazing.

NEXX

This is the newest WIFI system we’ve encountered meant for Electric Gates. We have installed many of the US Automatic Gate systems over the years we’ve done Electric Gate Operators, but the NEXX “Smart Phone APP” capability/availability has only been available in the last six months or so.

This NEXX system has worked without fail in each instance on different types of US Automatic Control Boards with some installation modifications.

I will admit that we double-checked with US Automatic manufacturer and “AGES” (our main supplier) both before attempting the “hard wire” modifications required to adapt it to the larger “Patriot” Board. In the final assessment, it was as successful as installations to the “Ranger” board that was manufactured to accept the “plug-in” adapter.

Again, strong home/business WIFI signal is a key to any of these systems’ consistency and long-term value.

The Difference is the "Little Things"

One question we are consistently asked is...

"Why did my driveway gate stop working?"

The answer to that question can really be many things, but can usually be boiled down to just a few categories:
1. Power
2. Wiring
3. Control Board
4. Actuator Arm/Motor
5. Receiver
6. Controls
and...
7. WATER

Most of the categories above must then be broken down into sub-groups during the field visit and diagnostic portion, but there is one item there that can effect almost every piece of equipment involved.

WATER!

Humans need it to survive of course, but it's a slow, certain death to many of the electric components involved an automatic driveway gate system.

These systems ALL work from some kind of electric power. That can be from an electric power source from somewhere in your house/business or from power generated by the sun (solar power)...and most are ultimately powered by a battery(s) that are charged/maintained by one of the main power sources listed above.

WATER and Electricity (no matter what the source is) are arch-rival ENEMIES!

Something ALL homeowners and commercial clients can do to protect the usefulness and prevent costly repairs of their electric automatic gate system is to check and keep the Control Box closed and dry.

Just as we check the oil or the gas in our car, we must periodically check the Control Box and make certain it is still water-tight. Check the components inside for indications of water damage, corrosion, etc. and determine if your Control Box is closed and protecting that equipment as it should.

If it's not then you should probably call someone to determine why it's not and if the outer Control Box should be replaced to protect all the other equipment (electrical) that's necessary to keep your automatic electric gate working properly when you need it to work.

OLD ELECTRIC GATE OPERATORS

TITAN gets calls for a lot of new gate and operators installations, but by far most calls are for a technician that can diagnose and know how to repair older electric gate operators that have quit working. Several times in the last month or so, calls have indicated the automatic gate equipment quit working 2 or 3 weeks ago (or longer) and they were just too busy to call for someone to repair it.

Many times the repairs can be somewhat standard and simple to fix...other times NOT so easy!

TITAN Doors and Gates train our technicians to be straight-forward and consistent.

We can and do work on nearly all types and brands of equipment, but experience has shown us that some models are nearly impossible to repair...or by the time all the repairs are made, the expense and time involved is so much that it would have be wiser to recommend a new system for about the same range that all the repairs would have cost...

AND our client would still own an OLD electric gate operator system, likely to still need additional repairs and/or part replacements in the near future.

However, this is the EXCEPTION rather than the rule.

In a former life...(don't most of us have those???)
I performed consulting for various residential and commercial clients to help investigate and determine realistic Operating Budgets for all types of buildings and facilities.

"Equipment Life Expectancy" and "Anticipated Repair Cost" are typical terms included in 3, 5 and 10 Yr Equipment Cost Budgets.

What did we find?

Most all high quality equipment falls within a typical 12 to 15 year range for "Useful Life Expectancy"...whether it's residential or commercial equipment. This "Expected Life" definitely varies to some extent the amount of use and exposure to the outside elements, are the two (2) most detrimental factors in every case.

To be sure, some equipment is capable of lasting beyond it's "Useful Life", but that is almost always equipment that was correctly sized and installed originally and then has been regularly and professional maintained.

TITAN believes that this is no less true when it comes to our business.

Are most automatic driveway gate systems repairable?
YES!

Do most older electric gate operators require more repairs and costlier repairs than newer equipment? YES!

Is it always best to just say "YES" for a new operator system?

NO!

Is it a good idea to have professional maintenance/repairs performed instead of attempting to do them yourself?

YES, about 99% of the time it is, because a professional should go through the entire system when he/she checks it to make certain that one piece of equipment isn't ruined because another part might have contributed to that failure.

We are definitely in a new year! This time of year, when it's colder than usual...and lots of cold rain to go with it, is when automatic gates have operators that seem to quit working or work much slower than usual.

What TITAN finds most often is that the power source is the culprit.

Almost all automatic gates are equipped with operators that are battery powered and batteries need to be checked and maintained too if you want your gate to open every time you push that button.

Now many people will dismiss this notion if they know they have electricity to their operator system...but they shouldn't. The electric service to an operator system is almost always connected to either a system's built-in transformer or a separate trickle charger that continuously charges a 12 volt or 24 volt battery(s) and this is the actual power that determines how well that operator keeps that gate working.

Be wary and call for some help if you notice a change in the speed your gate opens or closes because it might be it won't do either next time you really need it too.

Is your Electric Gate working when you push the remote button?

This is a US Automatic Control Board...do you see any issues?
This board has evidence of water damage & water with electricity don’t play well together!

To most people, this board looks OK but inspect it closely and you can see clear indications of continued damage over time.

If you expect your security gate to work when you need it to, then you have to protect the equipment that makes it work from even what appears to be slight damage like this.

This automatic gate system didn't do very well in it's fight against a vehicle...but you should've seen the car!

Needless to say, we couldn't fix this electric gate arm, but we replaced it and had them secure again the next day. It required some gate welding repairs, a new actuator arm, adjustments and programming, but our client was very relieved to have it completed and working again so quickly.

It's AUGUST again!

Baseball Pennant Races, Pre-Season Football Games and yes, Malfunctioning Gates!

This is the time of the year...the "Dog Says of Summer"..and Automatic Gates feel the effects of the heat as well!

TITAN Doors and Gates receive a lot of frustrated calls that boil down to "My Gate has quit working!"

About 95% of today's Automatic Gates are powered primarily by DC batteries. Batteries for the Gate Operators are kept charged up by electric or solar power, but batteries and heat don't always mix well...especially extreme heat that we can experience during some of these Dog Days of Summer.

All batteries are not alike. Some batteries today are "sealed" and not much maintenance is necessary, but there's always something.

Battery Maintenance Checklist:
1. Check all connections and wiring/harnesses. Keep these clean and free from corrosion. When corrosion exists, think of it as a "broken" connection because if power is even crossing at that point, it won't be for long and it's already not full power. Keep all these connection points clean.
2. Check all power connections for tightness. If a connection is loose, it's also not allowing full power to cross and your swing gate or slide gate motors can have a shorter life or NO life when it's not receiving the correct amount of power when it is being asked to move these heavy gates.
3. If the battery is not a "sealed" battery like mentioned above, then fluid levels in the battery must be checked periodically. This is very important.
Please remember that battery fluid is ACID.
Acid is dangerous if not handled correctly and can cause severe burns and damage to eyes, skin, clothing and just about anything else.
But if the battery fluid is low, then your battery cannot store or provide the power required for an electric gate operator system.
4. Watch and pay attention to how your gate operator system is working. If you notice that it is slower than normal opening or closing, then understand that it's probably having power issues and should be checked and maintain performed for continued operation.
5. Either do the maintenance required yourself or call a reputable gate company that can properly check it out & help with that maintenance so you don't get stuck or closed in with a gate that is "supposed" to work when you push that button.

These are some of the routine checks that should be made at least twice a year, but it's better to do it about every three months.

Our vehicles are great...as long as we change the oil and fill them up before we run out of gas.

Automatic gates are the same.
