Before you fall in love with a home… make sure the roof isn’t about to break your heart (and your wallet).

One of the most overlooked steps during the home buying process is getting a **free roof inspection** before you close (and the inspector doesn't always know roofing and codes...). Most buyers focus on kitchens and paint colors—but the roof is one of the most expensive components of the home.

Here’s why it matters:

A roof can *look fine* from the ground and still have hidden issues like:
• Wind damage
• Hail damage
• Improper installation
• Aging shingles ready to fail

Catching this **before you buy** gives you options:

✔️ Negotiate the purchase price down
✔️ Ask the seller to replace the roof before closing
✔️ File an insurance claim (if there’s storm damage)
✔️ Plan ahead instead of getting hit with a $10k+ surprise

Worst case? You move in and suddenly you’re dealing with leaks, stress, and a massive bill you didn’t see coming.

Best case? You spend 30 minutes getting a free inspection and walk into your new home confident and protected.

If you (or someone you know) is buying a home, don’t skip this step. It’s simple, it’s free, and it could save you thousands.

🏠 Homeowner Tip: Your Roof Might Be Failing… and You Don’t Even Know It

Most homeowners think they’ll see a roof problem from the ground — but that’s usually not how it works.

By the time you notice a leak inside, the damage has often been happening for months (sometimes years).

Here are 3 early warning signs your roof may be failing:

1. Granules in Your Gutters
If you’re seeing sand-like material in your gutters or downspouts, your shingles are breaking down. Those granules protect your roof from UV damage — once they’re gone, your roof ages fast.

2. “Lifting” or Creased Shingles
After strong winds, shingles can loosen without flying off. They may look fine from the ground but have creases or lifted edges that compromise your entire system.

3. Mismatched or Patchy Areas
If parts of your roof look darker, lighter, or uneven, it could mean past repairs, aging sections, or hidden damage.

⚠️ Here’s the truth:
Insurance claims get denied all the time simply because the damage wasn’t documented early enough.

đź’ˇ What to do instead:
Get a professional inspection before you think you need one. It costs nothing to know where you stand — and it can save you thousands.

There’s nothing better than turning a stressful situation into a win 🙌

After the recent storm rolled through, this homeowner was left with gutters completely torn down and water going exactly where it shouldn’t. What started as frustration quickly turned into relief once we stepped in.

Today? Brand new gutters, properly installed, protecting the home the way they’re supposed to. 💪

The best part wasn’t just the install—it was seeing the smile on his face knowing his home is safe again and he doesn’t have to worry every time it rains.

Storm damage can feel overwhelming, but the right team makes all the difference.

If your home took a hit, don’t wait for the next storm to find out how bad it really is. I’ve got you. 🖤

After every storm, there’s a surge of contractors knocking doors—and as a homeowner, it can be hard to know who to trust.

Here’s the truth most people won’t slow down to explain:

A roof isn’t “one size fits all.”
And the right solution depends on *your* roof—not someone else’s sales goal.

A knowledgeable contractor should be able to clearly walk you through options like:

• Minor wind damage → a simple repair may be all that’s needed
• Localized issues → partial repair instead of replacing the whole roof
• Widespread wear or storm damage → full replacement might be the smarter investment
• Insurance-related damage → properly documented so you don’t get stuck paying out of pocket unnecessarily

If someone only gives you *one* option without explaining why—that’s your sign to slow down and get a second opinion.

You should never feel rushed, confused, or pressured when it comes to something as important as your home.

My approach is simple:
I inspect, document, and explain—so you understand exactly what’s going on and what actually makes sense for you.

No guesswork. No pressure. Just clear information you can trust.

If you’ve had someone look at your roof recently and want a second set of eyes, I’m always here to help.

After a storm, most roof damage isn’t obvious from the ground.

Here’s what homeowners usually *don’t* see:
• Shingles that have lifted but haven’t fallen off yet
• Small creases that turn into leaks later
• Granule loss that shortens the life of your roof
• Damage that insurance may cover if caught early

A home inspection (like when you bought your house) usually doesn’t go into this level of detail—which is why so many issues get missed.

That’s why I offer **free roof inspections with photos + a full report**, so you actually know what condition your roof is in.

No pressure—just information so you can make the right decision for your home.

If you want peace of mind after these storms, message me or comment “INSPECTION” and I’ll get you taken care of.

🏠 **“But it passed inspection…” — Let’s talk about that.**

One of the biggest misconceptions in the home buying process is that a general home inspection = a thorough roof inspection. It doesn’t.

Most home inspectors are doing a **visual overview**, not a deep dive. That means:
🔹 They often inspect from the ground or ladder edge
🔹 They aren’t removing materials or testing soft spots
🔹 They may miss subtle storm damage, aging, or installation issues

So when a roofer comes out later and finds problems, homeowners feel confused — or even misled.

**Truth is:**
A home inspection is general… but your roof is specialized.

⚠️ Roof issues like hail damage, improper nailing, ventilation problems, or early deterioration can easily go unnoticed without a trained roofing eye.

That’s why I always recommend this 👇
Before you buy (or right after you go under contract), have a **roof-specific inspection done**.

đź’ˇ At Josh A Roofing, we provide:
✔️ FREE roof inspections
✔️ Detailed reports you can use in negotiations
✔️ Honest feedback — no pressure, just facts

Because the last thing you want is to move into your dream home… and inherit a nightmare overhead.

Last night’s storm rolled through fast, and this morning a lot of homeowners are waking up wondering the same thing…

**“Did my roof survive that?”**

Here’s what you should do next:

🔹 Take a quick look around your property for missing shingles, debris, or damage
🔹 Snap photos of anything that looks off
🔹 Don’t climb on the roof — safety first
🔹 Have a professional inspection before small issues turn into big ones

Storm damage isn’t always obvious from the ground, and sometimes the problems show up **weeks later** as leaks or interior damage.

That’s where I come in.

I’m out helping homeowners all over the area make sure their roofs, gutters, siding, and windows are still protecting their homes the way they should.

If you want **peace of mind after the storm**, I’m happy to take a look.

Storm weeks are exhausting. I won’t lie about that.

The last few days have been a blur of climbing ladders, throwing tarps, answering calls, calming stressed homeowners, and trying to make sure families don’t end up with more damage than they already have. When a storm rolls through, it’s chaos for a lot of people — and they’re trusting someone to show up when they need it most.

It’s long days. It’s sore muscles. It’s navigating insurance questions, missing shingles, leaks, and a lot of emotions.

But honestly… this is what I live for.

Being the person who shows up when someone’s house is vulnerable. Helping people protect their home until real repairs can happen. Turning a moment of panic into a plan.

It’s tiring, yes.
But it’s also the reason I do what I do.

Side note: Check out this amazing view that I was rewarded after a longggggg day!
