👷‍♀️📢Pro Tip: when choosing your floor and countertops, there in an inverse relationship between the two surfaces.
❇️ If you have a pattern or design on your floors, make sure you do a solid color with little to no variation on your counters.
❇️ If you have a pattern or design on your countertops, make sure you do a solid color on your floors.

You don't want your colors to clash, and you don't need different patterns that clash. Think of it like the concept of clothing...plaid and polka dots don't mix. Pick one pattern and color block the rest.

Final bathroom reveal! This one took some time y'all. I went back and forth on what I wanted to do and finally found some inspiration while on a showing with a client in Dallas back this Summer. Here are a few details about the project:

We had wallpaper that was as old as the house (1981) before. I have ALWAYS wanted to do a fun wallpaper print, but alas my husband and I had to come to an agreement on a print that we both liked. I love the way the shape of the wallpaper reflects the floor tile.

Now for a crazy story. I found a great wallpaper vendor here in Dallas and when the installer came he said "Oh I know who installed your old wallpaper back 20 years ago." We said "Oh yeah, who?" He said "ME! That is my writing on the wall and how I mark up measurements. See there's my initials right there!" Pretty wild.

I did a post about my awesome mirror dupes for a fraction of the price.

Let's be honest. Remodeling is hard. And remodeling our personal home is TEN TIMES harder than flipping a house. On our flips I can easily make decisions on tile, flooring, design etc. On our personal renovations it takes me soooo long to make a decisions. It's happened to us two times now and our latest bathroom remodel took what seemed like forever. Here's the deal...in the same amount of time that we remodeled our personal bathroom...we flipped an entire house....and ENTIRE HOUSE you guys. 🤪 On this bathroom I even picked out all of my tile and then did a showing with a client in Dallas and completely changed my mind. 🤦‍♀️

Bedroom 3 and 4 along with the master all got new flooring, paint and lighting. I have used this same low pile carpet on a number of our flips and I love how clean it makes the room feel.

This living room felt like a cave before. We added recessed lighting, new flooring and paint. I knew I wanted to have my beams painted white so I did a half and half of the wall color in the ceiling. Love the way this simple transformation changed the space drastically.
