-This co-op apartment is part of a 1910, six-story warehouse converted into a residential building. 

-Because the building was originally designed as a warehouse, the apartment had and industrial feel with tin ceilings, old moldings, and exposed columns, beams and sprinklers.

-We redesigned the entire space and created an entertaining kitchen with a large island and an adjacent dining room, 2 functional seconday bedrooms, a significantly larger master bedroom, a family tv room, an office, and a larger and more functional laundry room.
 
-We also added a new ceiling and lighting, as well as new floors and new kitchen finishes.

An emotional connection is the result of a psychological sense of alignment between a person and a space that occurs when  "Meaning" and an "Experience" are present.
 
🤍 “Meaning” is the combination of happiness, comfort, and sense of familiarity that our possessions give us. The presence of furniture and decorative objects that give us cues to memories of events and people in our lives. 

💯 "The experience" is the intangible that makes us behave and feel in a certain way, and what makes a space memorable.

The right application of architectural details, materials and space planning can completely change the perception of space and challenge the physical boundaries of a room. 

This is how it was achieved:

1) The dining room “feature” back wall was treated with a concrete finish that continued throughout the terrace to allow for a visual integration between the indoor and outdoor areas. This strategy makes the space feel bigger, and brighter.

2) A covered TV was designed within a library unit to create an interesting backdrop and add warmth to the space. The patterned wood doors create an optical illusion of a floating volume. 
 
3) The architectural lighting was designed to give an ephemeral feeling and a floating ceiling effect. It also accentuates each moment of the apartment. 

4) All art pieces are coordinated within the space and share a theme and color tonalities.

💰This 1,700 SF condo unit is worth $3,000,000. The cost per SF is $1,764. Every inch should be used adequately.
 
📐The existing floor plan presents less than ideal conditions for an apartment of that caliber. The kitchen size is very limited with almost no counter space and really small appliances. The fireplace sits outside of the living room and dining room areas. The bedrooms are big but most of the space is residual. They also have very limited storage and the bathrooms are not very functional, with small vanities and showers. Additionally, the secondary bathroom is intended to be shared with guests.

EVOKING EMOTION WITH COLOR

*Warm colors evoke a sense of warmth and comfort. Cool colors often feel cool and refreshing.

*We incorporated a mix of warm and cool materials and colors like woods, fabrics, stones, bronze metals and bright yellow hues as an accent to provide a sense of balance in the room.
