Depending on where you live, the winter months can put your home's roof to its toughest test of the year. Snow and ice can take up residence on your shingles for weeks at a time and even if you're lucky enough to live in a warmer climate, the season's heavy rains can do just as much damage.
One of the best methods for making sure your roof is up to the task is to perform a quick inspection after all the leaves have fallen, but before snowflakes are in your forecast.
Three primary areas to check:
1. Flashing: The flashing on your roof is normally sealed with caulking that can gradually crack as it ages with exposure to the sun. Guess what can happen when snow, ice, and rain encounter cracked caulking on your roof? If your answer was "interior water damage to your home," you're absolutely correct.
2. Gutters: Blocked gutters can allow water to back up and form ice dams when temperatures drop and snow or ice is on your roof. All leaves, branches, and other debris should be cleaned from your gutters before winter arrives.
3. Broken shingles: Cracked or broken shingles can be a roof leak waiting to happen. If you've seen pieces of shingles in your yard after a wind storm, there's a pretty good chance there are some repairs needed on your roof.
Working on a roof isn't for the inexperienced--especially if you have a multi-story home. An inspection by a qualified roofing contractor is usually inexpensive and may save you from some costly repairs when the snow begins to fall.
