We utilize a transparent, phase-based design workflow. This ensures you see exactly what you are paying for at every step, with no expensive surprises. Phase 1: Conceptual Design & Floor Plan Layout
How it works: We start with your sketches, ideas, and site requirements. We establish the exterior walls and draft a rough layout. From there, we collaborate closely to place doors, windows, kitchen cabinets, and interior partitions. The Goal: We refine the layout until the flow of your home is perfect. We want you to feel completely comfortable making adjustments during this stage to get the floor plan exactly right. Billing: Phase 1 begins with a standard upfront deposit to secure your spot in our design queue. Phase 2: Roof Design, Elevations & Electrical
How it works: Once you approve the final floor plan layout, the footprint is locked, and we begin the 3D modeling of your rooflines and exterior elevations. This is also when we map out your electrical layouts (outlets, switches, and fixtures). The Goal: Visualize your home in high-definition 3D. Because rooflines dictate structural support, we finalize these details before moving to final blueprints. Billing: Phase 2 is initiated with our mid-point progress payment. Phase 3: Construction Documents & Detail Layout
How it works: This is the technical phase where the magic happens. We build the complete, permit-ready construction set, including cross-sections, structural framing logic, and local building code compliance notes (designed to the residential prescriptive path). The Goal: Delivery of clean, flawless, builder-ready blueprints designed to sail through your local building department.
