We’re designing this bonus room into a light, airy, timeless Montessori-inspired playspace for a growing family… and now comes the debate:

5 Things I Check Before Any Project Starts

Most people think the design is the first step.
It is not.
Before anything gets drawn, these are the things that determine whether a project moves forward smoothly… or starts breaking down early.

Zoning compliance
Not just what you want to build, but what is actually allowed. This alone can change the entire direction of a project.

Site constraints
What looks simple on paper can shift quickly once you factor in setbacks, easements, grading, and existing conditions.

Budget alignment
Not just a number, but whether the scope, expectations, and reality are actually in sync.

Team structure
Who is involved, when they are involved, and how decisions are being made. This impacts everything.

Approval path
Permits, timelines, and what it will actually take to get from idea to approval.

These are not small details.
They are the foundation of the entire project.
And most of the time, they are either rushed… or completely overlooked.
