Someone asked why I started Open Sesame Garage Door Service earlier this year instead of joining an existing shop. Honest answer: I got tired of watching customers get talked into work they didn't need.

The promise here is simple. I'll always tell you if a tune-up is enough. I'll always show you the worn part. And you'll always get a written report with photos to keep.

🔧 Heads up, neighbors — this is what a worn out garage door belt looks like.

I've replaced 3 of these recently, and every single one of them could have left a homeowner stuck with a door that wouldn't open or close — usually at the worst possible time.

See where it's fraying and pulling apart in the middle? Once it gets to this point, it's not a matter of if it fails — it's when.

The good news is a belt replacement is a straightforward fix and won't break the bank. The bad news is most people have no idea their belt looks like this until it snaps completely.

Just wrapped up another one in Festus today. If your opener is making a grinding or slapping noise, or feels rougher than it used to — take a peek at your belt. It might be trying to tell you something.

If your garage door won't close and you can't figure out why — before you call anyone (including me):

1. Check the little sensors at the bottom of the tracks. Both LEDs should be solid, not blinking.
2. Wipe them off with a cloth. Even a spider web can trigger them.
3. Make sure nothing is blocking the beam.

About 90% of "my door won't close" calls are dirty or misaligned sensors. Free tip, no charge for reading it. That's what neighbors are for.

🔧 Job of the day: broken torsion spring in Festus, MO

This homeowner's garage door wouldn't budge — a snapped torsion spring will do that every time. Sprung springs are also one of the most dangerous DIY repairs out there, so if yours goes, please don't try to tackle it yourself.

🔄 Before & After: Opener Upgrade in Barnhart!

This homeowner had a Craftsman chain drive opener that had been running since 2001 — that's 25 years of service! It finally gave out, and honestly, it earned its retirement.

We swapped it out for a brand new Chamberlain with built-in WiFi and a camera. Now she can open, close, and check on her garage from her phone — no matter where she is.

Night and day difference in noise alone, and the peace of mind that comes with a camera is something a lot of homeowners don't realize they want until they have it.

This one was a real challenge.

The customer’s garage door hadn’t opened in years.

The bottom panel was damaged, and the original door was discontinued 18 years ago — so replacement parts weren’t available. A brand-new door would have cost them thousands.

Instead of pushing a full replacement, I was able to:
Source and modify end brackets to fit (cut them down and installed new rivets)
Replace the torsion springs and cables
Get the entire door working again
The customer was thrilled we could save the existing door and keep the cost reasonable.

Sometimes the best solution isn’t the most expensive one — it’s the one that actually works for the customer’s situation.
