HOW LONG DOES IT TAKE TO GET APPROVED PLANS?
.
We’ve recently been involved with many additions and alterations, most of which have already been built but the owners need approved plans in order to sell the properties. These projects doesn’t result in pretty pictures to be posted on social media, but we are proud to get things done!
.
We often hear horror stories of plans taking six months or even a year to get approved and the blame is placed on council. We’ve documented the submission dates and approval dates of our five most recent projects to determine the average timeframe to get plans.
Project 1
Submitted 2021-08-12
Approved 2021-09-08
Time lapsed 4 weeks
Project 2
Submitted 2021-06-04
Approved 2021-08-27
Time lapsed 12 weeks
Project 3
Submitted 2021-06-04

Time lapsed 8 weeks
Project 4

Approved 2021-09-01
Time lapsed 17 weeks
Project 5
Submitted 2021-07-09
Approved 2021-09-29
Time lapsed 12 weeks
Average: 11 weeks from date of submission to date of approval.
.
*Project 4 included building line relaxations and the plans were submitted during level 4 lockdown, which involved some delays.
*Project 2 an 5 also included building line relaxations.
.
Take note:
* These projects didn’t require a SDP (Site Development Plan) to be submitted can must not be compared to projects where SDP’s are applicable.
* These timeframes were recorded from submissions in Tshwane only.
.
Some projects are more complicated than others, but if your plans are taking longer than six months to be approved, we recommend you escalate the matter.
