The entrance, and communal facilities to the student accommodation above is accessed from a clearly identified generous entrance [with adjacent management facilities]. This building will sit within a much wider programme of investment and regeneration within the Chapel Street area, and is adjacent all major amenities – from the Universities to the retail centre of Manchester. Generally: A brick clad building with large expanses of glazing arranged around a central landscaped courtyard to provide external amenity space for residents. The building is arrayed over 4 floors of residential accommodation, with ancillary accommodation such as cycle storage and laundry provided at ground floor. Lift access has been provided to all levels from the main entrance space via a secure entrance sequence of electronic fobbed doors. A scheme manager office has been provided to further enhance security within the block. CCTV will be fitted to the communal areas. Wifi and multimedia TV will be provided across the scheme. Sky TV, including the full sky package – sky movies/sky sports/sky entertainment, will be provided to the communal living areas of each cluster, and to each of the 12 individual studio units. The building will be highly insulated to current building regulations standards. The sound insulation between units will be in excess of current building regulations to provide high amenity levels to the individual units. The top floor is recessed back from those below to provide a penthouse feel and potential private balcony space for residents on that level. Internal walls to be finished in plaster and vinyl emulsion, generally in brilliant white, with feature walls picked out in a range of gloss and matt emulsion colours. Communal Areas: Landscaped Atria / Courtyard gardens / External Areas These areas will be treated with a mixture of hard wearing high quality materials such as hardwood decking, flags and soft landscaping such as trees and planting to provide pleasant external relaxation and amenity spaces for the enjoyment of residents. External lighting will be provided to give both decorative and task lighting. Corridors Treated with high quality wood and stone effect vinyl flooring such as Karndean Commercial Flooring which gives a natural appearing, hard wearing, hygienic, quiet flooring system used in high quality commercial and residential developments. Lighting will be provided to all areas.
