Here are two renovation/extension concepts that I have designed for a number of projects over the last some years, both enhance and extend the life and use of existing houses, providing more space for families.
The first is for the Queenslander low-set 2-3 bedroom cottage on a platform timber floor, with the laundry, and sometimes the toilet, set down at ground level at the rear. Remove the set down laundry area, extend the house to include a new laundry, sometimes another bedroom, bathroom, etc with an open, roofed deck at the rear. A new roof over this area marries in neatly with the existing roof.
The second is the typical high-set timber framed house on concrete stumps. These houses suit lifting to legal height for bedrooms, etc for a new ground floor. The existing concrete stumps are removed, the ground floor layout planned to include the new rooms, and new steel columns support the floor frame. The new columns sit within the new ground floor walls, and some columns may be removed by the use of steel floor beams. Upstairs, a roofed deck improves the family's life with fun times spent there.

This is an interesting design project where the owners have asked for an upper level, an upper floor deck and a connecting stair well to be designed for their existing single level house. I have designed a number of these added level projects, they all have their challenges, including Council applications for relaxed boundary setbacks, however this has worked out well for the friendly family who are the owners. This is another secondary dwelling (smaller house on the same lot as the main house) that I designed for a family with an elderly relative and an adult child. These second houses allow people to expand their accommodation at the property that they currently live in, adding value to their property, while keeping the family together. Had a great day today in the design office..a Council planning application that I submitted for boundary relaxations for a secondary dwelling (two storey small house behind a main house), which had some challenges, was approved in full. I completed more work on a project involving adding a second level to an existing house..currently working on the framing for a lovely spotted gum floor for this one. Also near completion of the design for a two level house in Habana. Finished by cooking a tasty bolognaise for the family…a great day. 😃
