With the year heading to Spring a constant work load of low budget and smaller jobs are still coming along. A few types of construction once again, repairs and retro fitting are still normal with these types of work. These few jobs I’ve included photos of are repairs, addition and with some internal and external construction.
#1. Steps and landing – A storage container needed access so a Landing and steps were required. Once the height is established, construction can be done.
#2. Decking on concrete slab. – A back concrete slab looking out of place, so decking was the best thing to match in with the rest of the existing back area. Set out is done, then fixing battens to to the concrete so decking can be attached. Step set out is crucial to keep the treads the same.
#3. New entry. – The original entry had passed its used by date and need a major repair. Floor repairs done first. Removal of original door and frame then installation of new door frame and door. Finished off with vertical lining boards. This entrance needed the usual forward planning to keep the house locked up. Painting to follow
#4. Back verandah. - Once set out is done the posts and external beams can be installed. Rafters cut in place with purlins fitted. Roofing and storm water connections then done. A simple colourbond screen installed at one end for privacy from adjacent boundary. Painting by owners.

With the year already past halfway and a constant work load of low budget and smaller jobs. A variety of types of construction once again, repairs and retro fitting are normal with these types of work. These few jobs I’ve included photos of are repairs, addition and with some internal and external construction.
#1. Kitchen Window replacement – The original retro style kitchen window requiring an update. Once the cupboards were removed by the owners, window replacement can be done. Being careful not to disturb the window sill tiles. Installation is simple and then fitting off. New kitchen by others later.
#2. Lounge room into Bedrooms . – Original Lounge room was quite large so internal framing converted to two bedrooms. First set up and framing, plastering and fix-out. Painting and floor coverings later by owners.
#3. Carport. - Once set out is done the posts and external beams can be installed. Rafters cut in place with purlins fitted. Roofing and paving by others.
#4. New handrails. – The original handrails have become dangerous and need a major repair. So steel handrails with a powder coat finish were the best option. Careful dismantle as not to damage to existing posts. Measure the new frame correctly and installation can be done.
#5. Wood shed structure – After a storm came through and damaged a wood shed on a rural property, a new structure was required. Roofing removed, new posts and roof purlins in place, good as new. Owners organised the roofing.

So far the year has been constant with low budget and smaller jobs. A variety of types of construction, repairs and retro fitting are normal with these types of work. These few jobs I’ve included photos of are repairs, addition and with some external construction.
#1. Kitchen replacement – The original retro style kitchen cupboards requiring to be updated. Once the original cupboards were removed the new flat pack kitchen can be assembled and installed. New sink and Cook top installed with microwave supplied later in space below.
#2. Extra back decking. – The original verandah decking needing extra width. New sub frame installed, steps made to suit and decking installed. Owner to follow up with painting
#3. Horse stable – Horse yards requiring a roof over them. After the posts and external beams have been installed I constructed the trusses. We lifted the trusses into position and installed the purlins. Roofing to follow.
#4. Front entrance Arbour. – Construction of the Arbour using rustic timber and recycled steel wherever possible. Posts installed earlier had extensions added to get the height required. Then fitting the cross member on top and bracing to finish it off. Gates and side fencing to be added later.

The second half of the year has been busy with low budget and smaller jobs. The usual construction, repairs and retro fitting are normal with these types of work. Clients still able to organise some trades and get me to do the demo/construction side. These few jobs I’ve included photos of are repairs, additions and alterations to existing places again.
#1. Handrail replacement – The original handrail not really up to standard and dangerous. These were replaced with power coated steel. They suited this application and design of the house
#2. New porch decking, door frame and door. – The original porch decking had seen better days and a tidy up. Once removed and new decking installed, the redundant front door and frame removed. Installation of the new door frame and door with door furniture to suit. Painter to follow up
#3. White ant damage repairs – Once the white ants have been taken care of and treated the repairs can be done. Stripping out the damaged lining and structural timber were needed. Also removing the back sliding door and the tiles to the floor area. New pine lining installed to match existing. New sliding door and vinyl planking. Sliding door by Glass Vision.
#4. Office partitions. – A local business required extra offices within an existing area. Wall framed up, lined with plaster and finished off. Existing offices, doorways relocated and openings patched up. Floor coverings to follow up. Plastering done by Chisholm & Jones Plastering Ornamental specialists

This first quarter of the year has been busy with low budget and smaller jobs taking precedence.
The usual construction, demolition and retro fitting are normal with these types of work. Some of my clients still want to be able to organise some trades and get me to do the demo/construction side. These few jobs I’ve included photos of are repairs, additions and alterations to existing places again.
#1. Kitchen renovation. – Original kitchen form 70s past its use by date. Once the original kitchen removed new services and kitchen and appliances can go in to bring it up to date.
#2. New back decking and steps. – The original decking and steps had seen better days. Once removed and new footings excavated, construction begins. New longer landing with wider steps
#3. Partition wall. – A fairly large office divided by a new partition wall gives and extra office one end.
#4. Verandah post replacement. – A damaged verandah post removed and repairs done to ceiling and concrete paving.

Leading up to the end of 2023 many repair jobs were taking place plus smaller additions. The usual construction, demolition and retro fitting have taken place. The availability of materials is easier now that supply is getting through, but coordinating trades still have to be done way in advance for continuity and less interruption. Some of my clients still want to be able to organise some trades and get me to do the demo/construction side. These jobs I’ve included photos of are repairs, additions and alterations to existing places.
#1. Back step replacement. – Original steps no longer safe to use. Steps removed and new steps installed.
#2. New wardrobes and back landing. – Original dwelling lacking cupboard space and requiring wardrobes to the bedrooms. Original back steps removed so a new landing can be constructed with new steps one end.
#3. Ensuite renovation. – An ensuite renovation was required due to a shower base installed incorrectly a few years ago. Once the bathroom was stripped and the cracked shower base removed the repair work can start and reinstatement. Wall and floor repairs, insulation and wall linings. Finish and fit off.
#4. Construction. - The client wanted the existing verandah extended to add extra protection to the windows and give extra space undercover.
#5. Decking replacement. – Clients removed and disposed the original decking. Site prepared and new joists and treated pine decking fixed in place ready for summer.

Since my last post there has been various types of tasks done. Construction, demolition and retro fitting have taken place. Still organising materials or coordinating trades still have to be done way in advance for continuity and less interruption. Some of my clients still want to be able to organise some trades and get me to do the demo/construction side. They also want to perform their own tasks to keep costs down where possible. These jobs I’ve included photos of are Construction additions and alterations to existing places.
#1. Front door replacement. - Removal of redundant front door and door frame and replace with new door frame and door.
#2. Alfresco wall construction. - Removal of original end walls to an existing Alfresco dining area. I framed new walls and then lined with cladding. Installation of new doors and windows by Instyle Doors and Screens to finish off. Owners to follow up with painting
#3. New rear entry and access. – Once the services had been relocated, I then altered the internal framework and demolition could begin to external brick work. Brickwork removed and new sliding door installed. Remaining internal walls removed. Plastering and finishing off to follow
#4. This was a Construction of Alfresco roofed area to an existing building. Once the trusses are lifted into position then battened and roof on. Set out of the underside lining done and carried out.

This past 6 months work has been constantly filled with various types of jobs and budgets. Retro fitting has taken place once again. Organizing materials or coordinating trades still have to be done way in advance for continuity and less interruption. Some of my clients still want to be able to organise their own trades and get me to do the demo/construction side. Also sub-contracting has taken place. These jobs I’ve included photos of are just general carpentry repairs and alterations.
#1. Built in wardrobe – The client wanted a built in wardrobe in their back room, so the extra space required was taken from the Laundry. I was contracted to do the demolition and construction.
#2. Roof work and veranda construction. – I worked as Subcontractor for Phoenix Building on the Axedale Tavern. Helping with removal of damaged section of roof and reconstruction. Retro fitting Rafters and roofing timber. Fitting off the access to the cellar hatch.
#3. Cosmetic work – This is a new business opening soon. I was asking to do the cosmetic work to the existing building. I installed a new ceiling to the front verandah. Replacement of ramp and handrail.
#4. Makeover/Face lift - I was asked to do the minor demo work and coordinate trades. Once the area covered with plastic and prepared the plastering can get done by Chisholm and Jones Plastering. Fix out and timber work done and Painter to follow up. Floor coverings later.
#5. Toilet and Trough install. –An extra toilet and trough required to an existing work shop. I did the preparation, framework and finish plus coordinated trades as required.

Once again, work has been constantly filled with various types of jobs and budgets. Retro fitting has taken precedence again. Organizing materials and coordinating trades again still have to be done way in advance for continuity and less interruption. Some of my clients organise their own trades and get me to do the demo/construction side. These jobs I’ve included photos of are just general carpentry repairs and alterations.
#1. Bathroom renovation. - This job was started by a home owner who never finished the project. I was engaged by the new owners to finish the job. Once the owner had obtained their new fittings and fixtures the job could proceed. Finish demolition and then coordinate trades to come and finish the bathroom. All fixtures complimenting each other.
#2. Retro fitting a 4 panel glass sliding door. – The client was wanting a better view and extra light to their family room. Firstly roof loads have to be established to determine the correct lintels and framing required. Removal of 3 panel door, fit correct lintel AS1684, install new 4 panel door and finish outside. A retro style bathroom past it’s used by date having a makeover brought it forward to modernise an out of date room. All work done while maintaining dwelling to be liveable and secure.
#3. Laundry renovation – This had a corner cupboard which was not required and took up a lot of space. Cupboard removed, walls and ceiling reinstated, new cabinetry with tiles and painting to finish.

As the year is slowly getting away again, work has been constantly filled with various types of jobs and budgets. Retro fitting has taken precedence this year. Organising materials and coordinating trades again still have to be done way in advance for continuity and less interruption. These jobs I’ve included photos of are just general carpentry repairs and additions.
#1. The client wanted a corner window replaced. So with minimal disruption, this job was worked around weather conditions. Firstly original window removed, then opening made good followed by new window installation. (Clients to follow up with painting)
#2. This job was an existing hinged door converted to cavity unit. Once opening door and plaster removed, retro fit new lintel and cavity unit. Door then installed and plaster work done. (Clients to follow up with painting and finishes.)
#3. This is a new amenities room in a local business shed. Once the frame is up and lined, construction of stairs to access the roof space is done. (Painting and handrail by clients)
#4. The client asked me to assemble to this kitchen flat pack from Hume and Iser. Once the trades had run services and plastering was done assembly can take place. (Client organised own trades)
#5. This was a just retro fitting a ceiling ladder into an existing roof during the renovation. Positioning is critical to avoid services and maximizing head space.
#6. This job was white ant damage repairs. Once white ants had been addressed and eradicated repairs can commence. Cupboards removed and stored, plaster cut back and damaged framed work removed. Reinstatement begins, frame work done followed by services and plasterwork. Retro fitting original cupboards and then finish off.
