Here is an example of an old metal roof from the same metal roof on the right . Here the roof sheet is starting to lift. People then wonder , why in a bad storm did their roof sheets lifted off, when it totally was due to lack of maintenance. A roof this old with its old nails is ready for a full reroof to be long-term storm proof, as the old nail heads pop off so easily.

It will start getting to the stage that if an insurer, that uses a drone to check on your roof , or maybe check on those big trees that are surrounding your house and say, if you dont get your roof restored or the trees trimmed back, you could lose your house insurance. Its happening alot now in America and wil be happening here soon too.
Dont wait for a letter from an insurance company forcing you to get it done,quickly, rather be in control and get it done sooner when you can.

Even small amount of leaf buildup in a tile valley can cause leaks inside the roof but when the tile valley is full of leafs , it holds moisture for a lot longer and so it ends up rusting out the metal valley underneath adding to the cost of restoring the roof

Here is an example of where the previous home owner had the roof high pressure cleaned but not sealed , to make it look pretty for the sale photos, so now the pointing is deteriorating plus the tile roof surface itself will end up turning to dust unless this new home owner get the tile roof fully restored. It's better to leave a tile roof dirty ,than clean it and then not seal it.

After being called out to a minor house roof leak, it was found that even though the tile roof restoration itself looked good , but the problem was due to the poor quality pointing job , that still lead to roof leaks. This normally happens when painters get into roof restoration, but are not trained as a qualified roofers, so the tile roof surface is painted well , but the tile Ridge cap pointing is poorly done.
