At first glance, the slab looked like a typical garage in decent condition.

However, after grinding, significant damage was revealed across the surface. This required extensive patching before continuing, around 6 times more than what would normally be expected for a garage of this size.

A good epoxy floor starts long before the coating goes down.

This slab had multiple patch repairs, inconsistent sections and several control joints across the entire surface.

Applying a coating over this as-is would have resulted in an uneven and inconsistent finish.

Instead, the surface was fully rebuilt.

All joints were filled using epoxy mortar, with the client fully informed that these areas are designed to allow movement and may reflect over time. The decision was made to prioritise a clean, uniform finish across the entire space.

An incorrectly installed drainage point, sitting above slab level and serving no real purpose, was also removed and rebuilt to restore continuity.

Minor cracks and edge dents were present, which is normal in new concrete. These were properly patched during preparation and are no longer visible in the final result.

This project had a critical requirement.

The floor needed to meet a minimum P4 slip resistance due to accessibility needs.

🔎 Condition:

This is not our first project at this facility.

We first worked here alongside Perfect Concrete Care (.au) to stop further deterioration on a failing warehouse joint. The results were so effective that we were called back again, this time to repair a heavily damaged slab at one of the warehouse entry gates.

The concrete was in very poor condition, with exposed aggregate and multiple previous patch repairs failing over time. This was creating a rough surface that was damaging forklift tyres and causing constant vibration for operators moving through the area.

For this stage, Perfect Concrete Care (.au) handled the slab preparation, removing all loose concrete and previous repair materials to expose the full extent of the damage.

🔧 System Installed:

• Approx. 120L epoxy mortar rebuild

• Ceramic screed to fill micro cracks and seal the surface

• Full Quartz System

• Polyaspartic top coat
